KIJA UMUMKAN KINERJA 1H 2023
PT Jababeka Tbk ("KIJA") mencatat total pendapatan sebesar Rp 1.747,0 miliar untuk semester pertama
tahun 2023 (“1H23”), meningkat 54% dibandingkan semester pertama tahun 2022 (“1H22”).
Pilar Land Development & Property Perseroan mencatatkan peningkatan pendapatan sebesar 101%
menjadi Rp 1.002,5 miliar pada 1H23, dari Rp 499,4 miliar pada 1H22. Hal ini terutama disebabkan oleh
peningkatan penjualan kavling tanah matang, yang meningkat dari Rp 190,4 miliar pada 1H22 menjadi Rp
811,3 miliar pada 1H23, sebagian besar karena kontribusi yang meningkat signifikan lebih tinggi dari
Kendal dari Rp 39,7 miliar pada 1H22 menjadi Rp 799,8 miliar pada 1H23.
Pendapatan Pilar Infrastruktur meningkat 17% menjadi Rp 683,5 miliar untuk semester pertama 2023,
dari Rp 583,8 miliar pada periode yang sama tahun 2022. Alasan utama pertumbuhan ini disebabkan oleh
peningkatan kontribusi pendapatan dari pembangkit listrik, dari Rp 324,6 miliar pada 1H22 menjadi Rp
405,8 miliar pada 1H23, terutama karena adanya peningkatan pembelian listrik dari PLN dan pengguna
akhir industri. Selain itu, kenaikan tarif jasa dan pemeliharaan sejak awal tahun 2023 juga berkontribusi
terhadap pertumbuhan, meskipun terjadi penurunan volume air. Di sisi lain, dry port (CDP) mengalami
sedikit penurunan pendapatan akibat berkurangnya jumlah peti kemas yang ditangani, dari Rp 99,6 miliar
pada 1H22 menjadi Rp 97,3 miliar pada 1H23.
Pilar Leisure & Hospitality Perseroan membukukan peningkatan pendapatan menjadi Rp 61 miliar pada
semester pertama tahun 2023, dari Rp 54 miliar pada tahun sebelumnya. Hal ini merupakan hasil dari
kinerja yang lebih baik dari segmen golf dan pariwisata, yang mengalami peningkatan pendapatan sebesar
12% dan 25%, menjadi Rp 40,8 miliar dan Rp 17,6 miliar pada 1H23. Segmen golf memberikan kontribusi
sebesar 67% terhadap total pendapatan pilar Leisure & Hospitality di 1H23.
Pendapatan berulang yang dihasilkan dari bisnis infrastruktur sebesar 39% dari total pendapatan pada
semester pertama tahun 2023, dibandingkan dengan 51% pada semester pertama tahun 2022. Penurunan
prosentase kontribusi pilar ini terutama disebabkan oleh kontribusi yang lebih tinggi (relatif) dari segmen
Land Development & Property pada 1H23 dibandingkan dengan tahun sebelumnya.
Laba kotor Perusahaan meningkat 33% menjadi Rp 773,9 miliar pada 1H23. Pada saat yang sama, marjin
laba kotor konsolidasi KIJA untuk semester pertama tahun 2023 tercatat sebesar 44% dibandingkan
dengan 51% pada 1H22. Faktor utama yang berkontribusi terhadap penurunan marjin laba kotor adalah
kontribusi yang relatif lebih tinggi dari penjualan tanah di Kendal pada 1H23.
KIJA mencatatkan laba bersih sebesar Rp 381,5 miliar pada semester pertama tahun 2023 dibandingkan
dengan rugi bersih sebesar Rp 43,1 miliar untuk periode yang sama tahun 2022. Alasan pencapaian ini
adalah kinerja yang lebih baik secara keseluruhan tahun ini dibandingkan dengan periode yang sama
tahun lalu karena pendapatan dan laba kotor naik masing-masing sebesar 54% dan 33% pada 1H23. Alasan
lainnya adalah karena dampak dari pergerakan nilai tukar mata uang asing (valas) dimana Perseroan

membukukan keuntungan bersih dari valas dan derivatif (call spread) sebesar Rp 60,8 miliar pada 1H23 dibandingkan dengan kerugian valas sebesar Rp 168,8 miliar pada 1H22. EBITDA Perseroan pada semester pertama tahun 2023 tercatat sebesar Rp 654,3 miliar, meningkat 38% dibandingkan dengan Rp 472,7 miliar pada semester pertama tahun 2022, sebagian besar sejalan dengan peningkatan pendapatan dan laba kotor. Total posisi kas konsolidasian Perseroan pada akhir semester pertama tahun 2023 tercatat sebesar Rp 1.488,5 miliar, meningkat 12% dibandingkan Rp 1.326,1 miliar pada akhir tahun 2022. Kas dan setara kas yang dibatasi penggunaannya pada akhir 1H23 tercatat sebesar Rp 533,3 miliar, yang sebagian besar adalah dana pinjaman dari pinjaman baru Mandiri sebesar US$ 14.144.000 (setara dengan Rp 212,5 miliar), serta dana cadangan bunga dan pokok pinjaman sebesar Rp 96,5 miliar yang disyaratkan oleh ketentuan pinjaman Mandiri. Dari sisi penjualan pemasaran Land Development dan Properti, Perseroan mencapai Rp 1.505,6 miliar pada semester pertama tahun 2023, setara dengan 75% dari target penjualan pemasaran setahun penuh sebesar Rp 2.000 miliar, dan meningkat 78% dibandingkan dengan Rp 847,7 miliar pada 1H22. Marketing sales dari Cikarang dan lainnya memberikan kontribusi sebesar 33%, sedangkan Kendal memberikan kontribusi sebesar 67%. Penjualan dari produk industri (tanah dan/atau tanah dengan bangunan pabrik standar) berkontribusi 85%, sedangkan segmen residensial/komersial dan lainnya berkontribusi 15%. Target marketing sales Perseroan untuk tahun penuh 2023 adalah sebesar Rp 2,0 triliun, yang terdiri dari Rp 1,0 triliun dari Cikarang dan lainnya (tidak termasuk JV), dan Rp 1,0 triliun dari perusahaan-perusahaan Joint Venture. PRESS RELEASE For Immediate Release KIJA ANNOUNCES 1H 2023 PT Jababeka Tbk (“KIJA”) recorded a total revenue of Rp 1,747.0 billion for the first half of 2023, an increase of 54% compared to the same period of 2022. The Company’s Land Development & Property pillar saw revenue increase 101% to Rp 1,002.5 billion in 1H23, from Rp 499.4 billion in 1H22. This was mainly the result of the increase in developed land plot sales, which increased from Rp 190.4 billion in 1H22 to Rp 811.3 billion in 1H23, mostly because of higher contribution from Kendal from Rp 39.7 billion in 1H22 to Rp 799.8 billion in 1H23. The Infrastructure Pillar revenue increased 17% to Rp 683.5 billion for the first semester of 2023, from Rp 583.8 billion over the same period of 2022. The main reason for this growth was due to an increase in revenue contribution from the power plant, from Rp 324.6 billion in 1H22 to Rp 405.8 billion in 1H23, mainly because of an increase in offtake from PLN and industrial end-users. In addition, the increase of the service and maintenance tariff since the beginning of 2023 also contributed to the growth, despite a reduction in water volume. On the other hand, the dry port (CDP) saw a slight reduction in revenue on the back of fewer containers handled, from Rp 99.6 billion in 1H22 to Rp 97.3 billion in 1H23. KIJA’s Leisure & Hospitality pillar posted an increase in revenue to Rp 61.0 billion in the first half of 2023, from Rp 54.0 billion in the previous year. This was the result of a better performance of the golf and tourism segment, which saw revenue increase by 12% and 25%, to Rp 40.8 billion and Rp 17.6 billion respectively in 1H23. The golf segment contributed 67% to the total revenue of the Leisure & Hospitality pillar in 1H23. The recurring revenue generated from the infrastructure businesses amounted to 39% from total revenue in the first half of 2023, compared to 51% in the first half of 2022. This lower contribution is mainly the result of higher (relative) contribution from the Land Development & Property segment in 1H23 compared to the prior year. The Company’s gross profit increased 33% to become Rp 773.9 billion in 1H23. At the same time, KIJA’s consolidated gross profit margin for the first half of 2023 was recorded at 44% compared to 51% in 1H22. The main factor contributing to the decrease in gross profit margin is the relatively higher contribution from land sales in Kendal in 1H23. KIJA recorded a net profit of Rp 381.5 billion in the first half of 2023 compared to a net loss of Rp 43.1 billion for the same period in 2022. The reason for this profit is the overall better performance this year compared to the same period last year as the revenue and the gross profit are up by 54% and 33% respectively in 1H23. The other reason for this is caused by the impact of foreign exchange (forex) movements as the Company booked a net gain on forex and derivatives (call spreads) amounting to Rp 60.8 billion in 1H23 compared to a forex loss of Rp 168.8 billion in 1H22.

The Company’s EBITDA in 1H23 was recorded at Rp 654.3 billion, which is an increase of 38% compared to Rp 472.7 billion in the first semester of 2022, largely in line with the increase in revenue and gross profit. The Company’s total consolidated cash position at the end of the first half of 2023 was recorded at Rp 1,488.5 billion, up 12% compared to Rp 1,326.1 billion at the end of 2022. Th restricted cash and cash equivalents as per the end of 1H23 was recorded at Rp 533.3 billion, the majority of which consists of the loan proceeds from the new Mandiri loan amounting to US$ 14,144,000 (equivalent to Rp 212.5 billion), and Rp 96.5 billion in interest and principal reserve funds required by the terms of the Mandiri loans. In terms of Land Development and Property marketing sales the Company achieved Rp 1,505.6 billion in the first half of 2023, equivalent to 75% from the Company’s full year marketing sales target of Rp 2,000 billion, and an increase of 78% compared to Rp 847.7 billion in 1H22. Marketing sales from Cikarang and others contributed 33%, whereas Kendal added 67%. Sales from industrial products (land and/or land with standard factory buildings) contributed 85%, while the residential/commercial and others segment contributed the balance 15%. The Company’s full year 2023 marketing sales target is Rp 2.0 trillion, which consists of Rp 1.0 trillion from Cikarang and others (both excluding JVs), and Rp 1.0 trillion from the Company’s Joint Venture companies.
