KIJA LAMPAUI TARGET PENJUALAN PEMASARAN FY25, CAPAI RP3,6 TRILIUN

PT Jababeka Tbk (“KIJA”) mencatatkan kinerja gemilang sepanjang tahun 2025 dengan membukukan
penjualan pemasaran (marketing sales) real estat sebesar Rp3,6 triliun, melampaui target Perusahaan
sebesar Rp3,5 triliun. Pencapaian ini merupakan rekor tertinggi sepanjang sejarah Perusahaan dan
mencerminkan pertumbuhan sekitar 13% dibandingkan tahun 2024, ketika penjualan pemasaran
tercatat sebesar Rp3,19 triliun. Kinerja tersebut sekaligus menegaskan daya tarik kawasan industri
KIJA yang tetap kuat di tengah dinamika ekonomi global.

Pada tahun 2025, marketing sales dari Cikarang mencapai Rp1.1 triliun meningkat sekitar 5% secara
tahunan (year-on-year), yang berasal dari penjualan lahan dengan total luas 21,2 hektar di seluruh
segmen. Pencapaian ini terutama berasal dari penjualan tanah matang kawasan industri senilai
Rp567,4 miliar dengan lahan seluas 18 hektar. Sementara untuk produk tanah dan bangunan sebesar
Rp365,4 miliar, berasal dari bangunan pabrik (Standard Factory Building) dan produk residensial
komersial masing-masing sebesar Rp292,7 miliar dan Rp72,7 miliar. Dari penjualan tanah matang dan
bangunan pabrik (standard factory building) yang totalnya mencapai Rp860 miliar, 48% investor
domestik sedangkan 52% berasal dari investor asing (terutama dari Korea dan China). Penjualan
tunggal terbesar adalah penjualan lahan seluas 6 hektar kepada Perusahaan Korea di sektor Personal
Care dan 4 hektar kepada sebuah perusahaan Indonesia di sektor data center.

Kendal menyumbang marketing sales sebesar Rp2,51 triliun dari 142 hektar lahan di tahun 2025,
meningkat sekitar 17% dibandingkan tahun 2024 sebesar Rp2,14 triliun. Di Kendal, investor asing
mendominasi dengan kontribusi sekitar 89% dari total nilai penjualan pemasaran tahun 2025, yang
terutama berasal dari China, Hong Kong, dan Taiwan, sementara investor domestik menyumbang 11%
sisanya. Transaksi terbesar di kawasan Kendal sepanjang tahun 2025 mencakup penjualan lahan
kepada perusahaan asal China untuk sektor industri ban seluas 8 hektar, bahan bangunan seluas 7
hektar, serta furnitur seluas 13 hektar. Selain dari China, Perseroan juga mencatatkan penjualan lahan
seluas 12 hektar kepada perusahaan furnitur asal Indonesia, serta satu transaksi penjualan lahan
seluas 13 hektar kepada perusahaan kemasan asal Hong Kong.

Ke depan, Jababeka menetapkan target penjualan pemasaran sebesar Rp3,75 triliun pada tahun 2026,
yang terutama didorong oleh permintaan yang tetap tinggi terhadap lahan industri di Kendal dan
Cikarang. Dari target tersebut, Rp1,25 triliun diharapkan berasal dari Cikarang dan lainnya, yang terdiri
dari Rp800 miliar dari penjualan tanah matang dan produk industri, serta Rp450 miliar dari produk
residensial dan komersial. Sisa sebesar Rp2,5 triliun ditargetkan berasal dari Kendal, yang seluruhnya
merupakan produk industri.

KIJA EXCEEDS FY25 MARKETING SALES TARGET WITH Rp3.6 TRILLION

PT Jababeka Tbk (“KIJA”) recorded a great performance by achieving real estate marketing sales of
Rp3.6 trillion in 2025, exceeding the Company’s target of Rp3.5 trillion. This achievement marks
another record high for the Company and represents approximately 13% growth compared to 2024,
when marketing sales reached Rp3.2 trillion, and further underscores the continued attractiveness of
KIJA’s industrial estates amid global economic dynamics.

In 2025, marketing sales from Cikarang reached Rp1.1 trillion, representing a 5% increase year-on-
year, from sales covering a total of 21.2 hectares across all segments. This performance was mainly
driven by industrial land plot sales amounting to Rp567.4 billion from 18 hectares. Meanwhile, land
and building products contributed Rp365.4 billion, consisting of Standard Factory Buildings amounting
to Rp292.7 billion, and residential and commercial products totaling Rp72.7 billion. Of the total
industrial land and standard factory building sales of Rp860 billion, 48% was contributed by domestic
investors, while 52% came from foreign investors, primarily from Korea and China. The largest
transactions recorded included a sale of 6 hectares to a Korean personal care company and a sale of
4 hectares to an Indonesian data center company.

Kendal contributed marketing sales of Rp2.5 trillion from 142 hectares of land in 2025, representing
approximately 17% growth compared to 2024, when marketing sales stood at Rp2.14 trillion. In
Kendal, foreign investors dominated, accounting for 89% of total sales value in 2025, originating
mainly from China, Hong Kong, and Taiwan, while domestic investors contributed the remaining 11%.
The largest transactions in Kendal during 2025 included land sales to Chinese companies in the tire (8
hectares), building materials (7 hectares), and furniture sectors (13 hectares). In addition, the
Company also recorded a sale of 12 hectares of land to an Indonesian furniture company, as well as a
sale of 13 hectares to a Hong Kong-based packaging company.

Looking ahead, Jababeka has set a marketing sales target of Rp3.75 trillion for 2026, mainly on the
back of sustained high demand for industrial land in Kendal and Cikarang. Of this target, Rp1.25 trillion
is expected to come from Cikarang and others, comprising Rp800 billion from industrial land plots and
other industrial properties, and Rp450 billion from residential and commercial products. The
remaining Rp2.5 trillion is targeted to come from Kendal, which is all industrial.
