dengan Pihak Independen dengan demikian transaksi yang
dilakukan bukan termasuk dalam transaksi afiliasi.

Dampak kejadian, informasi atau fakta a. Dampak terhadap kegiatan operasional
material tersebut terhadap kegiatan Dengan penjualan bangunan tersebut tidak terdapat
operasional, hukum, kondisi keuangan, dampak terhadap kegiatan operasional perusahaan karena

b. Dampak terhadap kondisi keuangan dan proyeksi keuangan
Nilai buku aset yang dijual per 31 Desember 2024 adalah
sebesar Rp 8.708 miliar. Dengan memperhitungkan nilai
penjualan sebesar Rp 12.5 miliar sehingga terdapat laba
penjualan pelepasan aset
Dari laporan posisi keuangan, terdapat perubahan bentuk aset
dari properti investasi menjadi aset yang lebih likuid.
Pada pos liabilitas terdapat perubahan penurunan karena
penjualan aset akan digunakan untuk pembayaran hutang
bank.
Di sisi lain, jumlah ekuitas Perusahaan meningkat sebesar
sebesar selisih antara harga jual dan nilai buku. Dari sisi cash
flows, dengan penjualan ini terdapat tambahan kas masuk
yang mendukung operasional Perusahaan yang pada akhirnya
meningkatkan rasio pencapaian tingkat solvabilitas. Dampak
terhadap proyeksi keuangan adalah tambahan laba atas
keuntungan penjualan aset
c. Dampak Hukum
Sehubungan dengan informasi tersebut tidak terdapat
dampak hukum Perseroan diluar transaksi ini.
d. Dampak terhadap kelangsungan usaha Perseroan
Dengan perubahan bentuk aset menjadi likuid akan
berdampak positif mengurangi beban keuangan dengan
menurunnya utang bank dan meningkatkan solvabilitas
dengan menurunnya rasio utang terhadap ekuitas yang akan
tampak lebih sehat secara struktur permodalan.

Description of Material Information or The transactions conducted were between the Company and
Facts Independent Parties; therefore, they were not considered
affiliate transactions.

Impact of event, material information or a. Impact on operational activities
facts towards Issuers or Public The sale of the building has no impact on the company's

b. Impact on financial position and financial projections
The book value of the asset sold as of December 31, 2024,
is IDR 8,708 billion. Taking into account the sale value of IDR
12.5 billion, there is a gain on the sale of assets.
From the statement of financial position, there is a change in
the form of assets from investment property to more liquid
assets.
In the liabilities section, there is a decrease due to the sale of
assets being used to pay bank debts.
On the other hand, the Company's equity increases by the
difference between the selling price and the book value. In
terms of cash flows, this sale has resulted in additional cash
inflows that support the Company's operations, which
ultimately improves the solvency ratio. The impact on financial
projections is additional profit from the sale of assets.
c. Legal Impact
In connection with this information, there is no legal impact
on the Company outside of this transaction.
d. Impact on the Company's business continuity
The conversion of assets into liquid assets will have a
positive impact by reducing financial burdens through a
decrease in bank debt and improving solvency through a
decrease in the debt to equity ratio, which will appear healthier
in terms of structure.
