KINERJA KEUANGAN KUARTAL I 2025 YANG SANGAT SOLID, LABA BERSIH IDR 200 MILIAR &
PENJUALAN PEMASARAN IDR 1,2 TRILIUN

PT Jababeka Tbk (“KIJA”) mencatat kinerja yang sangat kuat pada kuartal pertama tahun 2025
dengan membukukan pendapatan konsolidasi sebesar Rp1.291,0 miliar, tumbuh 87%
dibandingkan dengan Rp690,0 miliar di kuartal pertama tahun 2024.

Pendapatan dari Pilar Land Development & Property melonjak 230% menjadi Rp690,1 miliar, naik
dari Rp208,9 miliar di 1Q24. Pertumbuhan signifikan ini ditopang oleh penjualan tanah kavling
sebesar Rp638,5 miliar, meningkat hampir 6 kali lipat dibandingkan periode yang sama tahun
sebelumnya. Kawasan Kendal menjadi kontributor utama, mencerminkan daya tariknya sebagai
kawasan investasi baru yang menjanjikan. Penjualan properti dengan bangunan (rumah dan
tanah, apartemen, ruang perkantoran, dan bangunan pabrik standar) dan sewa menghasilkan
pendapatan sebesar Rp51,6 miliar.

Pendapatan dari Pilar Infrastruktur meningkat 26% menjadi Rp 568,3 miliar untuk tiga bulan
pertama tahun 2025, dibandingkan dengan Rp 449,3 miliar pada periode yang sama tahun 2024.
Hal ini sebagian didorong oleh segmen ketenagalistrikan, yang tumbuh dari Rp 286,0 miliar pada
1Q24 menjadi Rp 384,2 miliar pada 1Q25, yang didukung oleh peningkatan konsumsi listrik dari
pelanggan (tenant) di Kendal dan Cikarang. Selain itu, pendapatan dari segmen jasa dan
pemeliharaan (air, air limbah, pengelolaan perkebunan, dan lainnya) tumbuh 18% menjadi Rp
121,5 miliar pada 1Q25 dari Rp 102,7 miliar pada 1Q24 juga ditopang oleh peningkatan kegiatan
operasional dan produksi tenant di Kendal. Terakhir, pendapatan dry port (CDP) meningkat dari
Rp 60,6 miliar pada 1Q24 menjadi Rp 62,6 miliar pada 1Q25, yang terutama disebabkan oleh
pertumbuhan bisnis pendukung.

Porsi pendapatan berulang dari pilar infrastruktur tercatat 44% dari total pendapatan, turun dari
65% pada tahun sebelumnya, disebabkan oleh kontribusi yang lebih besar (relatif) dari Land
Development dan Properti pada kuartal pertama tahun 2025.

Pendapatan pilar Leisure & Hospitality naik 3% menjadi Rp32,5 miliar, seiring dengan stabilnya
kontribusi dari segmen golf (61% dari total pendapatan pilar ini). Walaupun kontribusi pilar ini
relatif kecil, keberlanjutan pendapatan leisure menunjukkan diversifikasi sumber pendapatan
yang tetap terjaga.

Laba kotor meningkat lebih dari dua kali lipat menjadi Rp540,8 miliar, dari Rp263,0 miliar di 1Q24.
Margin laba kotor konsolidasi naik menjadi 42% dari sebelumnya 38%, terutama karena
peningkatan kontribusi pendapatan dari segmen Land Development & Property yang memiliki

margin lebih tinggi dibandingkan infrastruktur. Margin laba kotor dari Pilar Infrastruktur juga naik
menjadi 33% (dari 30%), dan Leisure & Hospitality meningkat menjadi 39% (dari 36%).

Perseroan membukukan laba bersih Rp200,5 miliar, berbalik dari rugi bersih Rp107,7 miliar di
1Q24. Hal ini terutama karena pertumbuhan pendapatan dan perbaikan margin laba kotor secara
keseluruhan. Rugi selisih kurs di 1Q25 sebesar Rp100,4 miliar, sedikit berkurang dari Rp114,8
miliar di 1Q24.

EBITDA di 1Q25 naik 166% menjadi Rp481,5 miliar dari Rp181,0 miliar di 1Q24. Kenaikan EBITDA
yang signifikan mencerminkan pertumbuhan operasional yang kuat dengan kontrol biaya yang
efisien.

Dalam hal penjualan pemasaran Land Development dan Properti, Perseroan mencatatkan
penjualan sebesar Rp1,2 triliun pada kuartal pertama 2025, setara dengan 34% dari target
tahunan 2025, dan hampir dua kali lipat dibandingkan pencapaian Rp640,0 miliar di kuartal yang
sama tahun 2024. Penjualan pemasaran dari Cikarang dan lainnya (keduanya termasuk JV)
memberikan kontribusi sebesar 36%, terutama didorong oleh penjualan 4 hektar kepada
perusahaan data center dan JV Kendal memberikan kontribusi sebesar 64%, didukung oleh
penjualan tanah seluas 8 hekar kepada perusahaan mebel dan 7 hektar kepada perusahaan
bahan bangunan dari China. Target marketing sales Perseroan untuk tahun penuh 2025 adalah
sebesar Rp3,5 triliun, dimana Rp1,25 triliun dari target tersebut berasal dari Cikarang dan lainnya
(Rp800 miliar dari pengembangan lahan dan bangunan industri di Cikarang, dan Rp450 miliar dari
properti residensial dan komersial di Cikarang (termasuk Perusahaan Patungan) dan lainnya).
Sisanya sebesar Rp2,25 triliun berasal dari perusahaan patungan kami di Kendal.

KIJA STAYS HOT IN 1Q25 WITH IDR 200bn NET PROFIT & IDR 1.2tn MARKETING SALES

PT Jababeka Tbk (“KIJA”) delivered a solid performance in the first quarter of 2025 by recording
consolidated revenue of IDR 1,291.0 billion, an 87% increase from IDR 690.0 billion in Q1 of 2024.

Revenue from the Land Development & Property pillar surged 230% to IDR 690.1 billion in 1Q25,
up from IDR 208.9 billion in 1Q24. This significant increase was driven by land plot sales
amounting to IDR 638.5 billion, nearly six times higher than the same period last year. Kendal
emerged as the largest contributor, reinforcing its appeal as an emerging investment destination.
 Property sales with buildings (landed houses, apartments, office spaces, and standard factory
buildings) and rental generated IDR 51.6 billion in revenue.

Revenue from the Infrastructure pillar rose 26% to IDR 568.3 billion for the first three months of
2025, compared to IDR 449.3 billion in the same period of 2024. This was partly driven by the
power segment, which grew from IDR 286.0 billion in 1Q24 to IDR 384.2 billion in 1Q25,
supported by increased electricity consumption from tenants in Kendal and Cikarang.
Additionally, services and maintenance revenue (water, wastewater, estate management, etc.)
grew 18% to IDR 121.5 billion, also in line with the growing operational and production activities
from tenants in Kendal. Lastly, dry port (CDP) revenue increased slightly from IDR 60.6 billion to
IDR 62.6 billion, mainly due to growth in supporting businesses.

Recurring revenue from the Infrastructure pillar contributed 44% of total revenue, down from
65% in the previous year, due to more (relative) contribution from land development and
property sales in 1Q25.

The Leisure & Hospitality pillar posted a 3% increase in revenue to IDR 32.5 billion, supported by
stable contribution from the golf segment, which accounted for 61% of total revenue from this
pillar. While this pillar contributes a smaller share of total revenue, its consistency underscores
KIJA’s commitment to revenue diversification.

The Company’s gross profit more than doubled to IDR 540.8 billion in 1Q25, up from IDR 263.0
billion in Q1 of 2024. The consolidated gross profit margin rose to 42% from 38%, driven by higher
revenue contribution from the Land Development & Property segment, which typically enjoys
higher margins than Infrastructure, but the gross profit margins from the Infrastructure and
Leisure & Hospitality pillars also improved; to 33% (from 30%) and 39% (from 36%), respectively.

KIJA recorded a net profit of IDR 200.5 billion in Q1 of 2025, a sharp turnaround from a net loss
of IDR 107.7 billion in 1Q24. This was mainly due to revenue growth and improved gross profit

margins across the board. The Company posted a foreign exchange loss of IDR 100.4 billion in Q1
of 2025, compared to a foreign exchange loss of IDR 114.8 billion in 1Q24.

KIJA’s EBITDA in 1Q25 was recorded at IDR 481.5 billion, up 166% from IDR 181.0 billion in 1Q24.
This significant increase reflects strong operational growth with disciplined cost control.

In terms of marketing sales from the Land Development & Property segment, the Company
booked IDR 1.2 trillion in Q1 of 2025, achieving 34% of the full-year 2025 target of IDR 3.5 trillion,
and nearly double the IDR 640.0 billion posted in Q1 of 2024. Cikarang and others (including JVs)
contributed 36%, primarily driven by the sale of a 4-hectare land plot to a data center company,
while the Kendal JV contributed 64%, supported by a major 8-hectare land plot sale to a furniture
company and 7-hectare sale to a construction material company from China. As mentioned,
KIJA’s marketing sales target for full-year 2025 is IDR 3.5 trillion, with IDR 1.25 trillion coming
from Cikarang and others (IDR 800 billion from land and industrial buildings, and IDR 450 billion
from residential and commercial properties, including JVs), and the remaining IDR 2.25 trillion
from the JV in Kendal.
