PT Lippo Cikarang Tbk Recorded Marketing Sales of IDR 323 Billion in 1Q25, Achieving
                                   19.6% of the 2025 Target


Cikarang, April 30, 2025 – PT Lippo Cikarang Tbk (LPCK) posted a pre-sales value of IDR 323 billion in
the first quarter of 2025, or equivalent to 19.6% of the full-year target of IDR 1.65 trillion. This
achievement reflects the strong market demand for the Company's residential and commercial
products.

In the same period, LPCK recorded revenue of IDR 1.09 trillion, a sharp increase of 157.5% compared
to the same period the previous year (1Q24). This significant growth was supported by the handover
of landed house units, apartments, shophouses, industrial land, as well as contributions from non-
property segments such as the management of the Lippo Cikarang area.

The city management segment also showed solid performance with a growth of 13.8% on an annual
basis (YoY), generating revenue of IDR 107 billion. Meanwhile, gross profit was recorded at IDR 282
billion, with a gross profit margin of 26%, reflecting the Company's success in maintaining profitability
amid business expansion.

Positive EBITDA and Operational Efficiency Maintained
During the first quarter of 2025, LPCK managed to post a positive EBITDA of IDR 173 billion, or
equivalent to 16% of total revenue. This achievement reflects operational efficiency and growth
quality that is maintained in a healthy and sustainable manner.

First Quarter 2025 Pre-Sales Details
Pre-sales in the quarter were mainly supported by strong demand for residential and shophouse
products, which accounted for 67% and 33% of total marketing sales, respectively. Flagship projects
such as XYZ Livin and Cendana Spark – North showed solid sales performance. In total, LPCK managed
to sell 325 units from various segments—residential, commercial, and industrial land.

XQ Livin, Residential Innovation for the Younger Generation
In June 2024, LPCK launched the innovative XQ Livin product as part of the development of the Lippo
Cikarang Cosmopolis area, which has mature infrastructure and a strategic location. This product is
designed to answer the needs of the younger generation for affordable and modern housing, with two
types of options:
     • Type Q10 (building area 36 m²) starting from IDR 322 million
     • Type X (building area 66.9 m²) starting from IDR 609 million

Management Outlook and Future Strategy
Marlo Budiman, Director of LPCK, expressed a positive view of the prospects of the property industry,
especially in the affordable housing segment which continues to show high demand amid economic
dynamics.

"In the first quarter of 2025, we managed to record 19.6% of the annual pre-sales target. This

achievement is driven by the high public interest in affordable housing products. We also launched XQ
Livin as an answer to the needs of the younger generation, and will continue to bring new products in
the coming quarters. Our commitment is to complete the construction on time so that the handover
process to consumers runs smoothly," said Marlo.
