JABABEKA CATAT LABA BERSIH RP770 MILIAR, TERTINGGI DALAM BEBERAPA DEKADE TERAKHIR
PT Jababeka Tbk ("KIJA") mencatatkan total pendapatan sebesar Rp4.602,6 miliar pada tahun 2024,
meningkat 39% dibandingkan dengan tahun 2023.
Pilar Land Development & Property Perseroan mengalami peningkatan pendapatan sebesar 50% dari
Rp1.709,6 miliar pada 2023 menjadi Rp2.564,8 miliar pada 2024. Hal ini terutama disebabkan oleh
peningkatan penjualan tanah matang, meningkat dari Rp1.308,6 miliar pada tahun 2023 menjadi Rp2.051
miliar pada tahun 2024. Penjualan tanah matang ini sebagian besar berasal dari Kendal, yang meningkat
60% dari Rp1.113,2 miliar pada tahun 2023 menjadi Rp1.783 miliar pada tahun 2024.
Pendapatan dari Pilar Infrastruktur Perseroan (utamanya listrik, air, pengelolaan limbah, pengelolaan
estate, dan pelabuhan) meningkat sebesar 31%, dari Rp1.460,6 miliar pada tahun 2023 menjadi Rp1.908,8
miliar pada tahun 2024. Subsegmen terbesar dalam Pilar Infrastruktur mencatatkan peningkatan
pendapatan: pembangkit listrik tumbuh 36% dari Rp862 miliar menjadi Rp1.175,4 miliar, terutama karena
adanya peningkatan pembelian listrik dari pengguna industri di Cikarang dan Kendal, serta kenaikan harga
gas dari USD 6,00 ke USD 8,70 per MMBTU di 2024; sementara jasa & pemeliharaan (air, limbah, dan
estate) juga tumbuh 20% dari Rp396,8 miliar menjadi Rp476,3 miliar sebagai hasil dari kenaikan
permintaan di Kendal. Selanjutnya, subsegmen dry port mengalami peningkatan pendapatan sebesar
27%, yang disebabkan meningkatnya peti kemas yang ditangani peningkatan pendapatan dari storage.
Pendapatan berulang dari Pilar Infrastruktur menyumbang 41% dari total pendapatan pada tahun 2024,
turun sedikit dibandingkan dengan tahun 2023, yaitu sebesar 44%, terutama karena Pilar Land
Development & Property tumbuh lebih tinggi.
Pilar Leisure & Hospitality KIJA mencatatkan pendapatan yang hampir sama dengan tahun sebelumnya,
yaitu sebesar Rp129,1 miliar pada tahun 2024, terutama berasal dari segmen villa & pariwisata sebesar
Rp40 miliar dan golf sebesar Rp85 miliar. Kontributor utama dari Pilar Leisure & Hospitality tetap segmen
golf, yang menyumbang 66% dari pendapatan pilar ini pada tahun 2024.
Laba kotor Perseroan meningkat sebesar 28% menjadi Rp1.967,2 miliar pada tahun 2024. Pada saat yang
sama, margin laba kotor terkonsolidasi perusahaan tercatat sebesar 43% pada tahun 2024, dibandingkan
dengan 47% pada tahun 2023. Faktor utama yang menyebabkan penurunan margin laba kotor ini adalah
kontribusi (relatif) yang lebih tinggi dari penjualan lahan di Kendal pada tahun 2024, yang memiliki margin
lebih rendah dibandingkan dengan penjualan lahan di Cikarang. Oleh karena faktor utama ini, margin laba
kotor dari Pilar Land Development & Property menurun dari 56% pada tahun 2023 menjadi 53% pada
tahun 2024. Selain itu, Pilar Infrastruktur mengalami penurunan margin laba kotor dari 37% pada tahun
2023 menjadi 30% pada tahun 2024, terutama karena subsegmen listrik, yang mengalami penurunan
margin laba kotor dari 30% pada tahun 2023 menjadi 17% pada tahun 2024 karena semakin meningkatnya
kontribusi penjualan tenaga listrik di Kendal yang memiliki marjin yang lebih rendah dibandingkan dengan
marjin penjualan di Cikarang, serta peningkatan biaya gas dari USD6,00 per MMBTU menjadi USD8,70 per
MMBTU sejak Januari 2024. Selain itu, subsegmen jasa dan pemeliharaan mengalami peningkatan margin

laba kotor dari 49% pada tahun 2023 menjadi 52% pada tahun 2024 karena peningkatan permintaan di Kendal, yang mengalami perbaikan signifikan pada margin laba kotornya secara tahunan menjadi 27% karena peningkatan jumlah tenant yang beroperasi. Sedangkan margin laba kotor dari Pilar Leisure & Hospitality sama dengan tahun 2023 yaitu sebesar 35%. Laba bersih Perseroan terus tumbuh di tahun 2024, dengan perolehan sebesar Rp770,1 miliar pada tahun 2024, meningkat dari perolehan laba bersih tahun 2023 sebesar Rp528,6 miliar, meskipun tercatat ada kerugian terkait nilai tukar mata uang Dolar AS yang jauh lebih besar di tahun 2024. Pertumbuhan laba bersih yang kuat ini didorong oleh kinerja fundamental bisnis yang solid ini melampaui dampak kerugian selisih kurs yang tercatat dan instrumen derivatif (call spread) yang seluruhnya mencapai Rp186,5 miliar pada tahun 2024, dibandingkan dengan kerugian sebesar Rp2,2 miliar pada tahun 2023. EBITDA Perseroan pada tahun 2024 tercatat sebesar Rp1.616,8 miliar, meningkat 29% dibandingkan tahun 2023 ketika Perseroan membukukan EBITDA sebesar Rp1.253,4 miliar, sejalan dengan pertumbuhan laba kotor Perseroan. Per 31 Desember 2024, total kas konsolidasian Perseroan tercatat sebesar Rp2.0 triliun ditambah kas dan setara kas yang dibatasi penggunaannya pada akhir tahun 2024 tercatat sebesar Rp361,2 miliar, yang termasuk di dalamnya adalah dana cadangan bunga dan pokok sebesar Rp203,3 miliar, yang disyaratkan oleh persyaratan pinjaman Bank Mandiri. PRESS RELEASE For Immediate Release Jababeka Posts IDR770 billion in Net Profit, highest mark in decades. PT Jababeka Tbk (“KIJA”) recorded a total revenue of IDR4,602.6 billion in 2024, an increase of 39% compared to 2023. The Company’s Land Development & Property pillar saw revenue increase 50% from IDR1,709.6 billion in 2023 to IDR2,564.8 billion in 2024. This growth was primarily driven by an increase in sales of developed land, which grew from IDR1,308.6 billion in 2023 to IDR2,051.0 billion in 2024. The majority of this increase came from land sales in Kendal, which surged by 60%, from IDR1,113.2 billion in 2023 to IDR1,783.0 billion in 2024. Revenue from The Company’s Infrastructure pillar (mainly power, water, wastewater, estate management, and port) increased 31%, from IDR1,460.6 billion in 2023 to IDR1,908.8 billion in 2024. The largest subsegments within the Infrastructure pillar posted an increase in revenue: power grew by 36% from IDR862.0 billion to IDR1,175.4 billion, mainly due to increased electricity purchases from industrial users in Cikarang and Kendal, and an increase in gas costs from USD6.00 per MMBTU in 2023 to USD8.70 in 2024; and revenue from services & maintenance (water, waste, estate management, and others) grew 20% from IDR396.8 billion to IDR476.3 billion, mainly as a result of increased demand in Kendal. Additionally, the dry port sub-segment experienced a 27% revenue increase, driven by a rise in container handling and increased revenue from storage. Recurring revenue from the Infrastructure pillar contributed 41% to total revenue in 2024, slightly less compared to 2023 (44%), mainly because the Land Development & Property pillar grew at a faster pace. KIJA's Leisure & Hospitality Pillar revenue remained nearly identical to the prior year with IDR129.1 billion in 2024. This was primarily driven by revenue from the villa & tourism segment, which contributed IDR40.0 billion, and the golf segment, which generated IDR85.0 billion. The main contributor to the Leisure & Hospitality Pillar remained the golf segment, accounting for 66% of the pillar’s revenue in 2024. The Company's gross profit increased by 28% to IDR1,967.2 billion in 2024. At the same time, the consolidated gross profit margin was recorded at 43% in 2024, compared to 47% in 2023. The main factor contributing to the decline in the gross profit margin was the relatively higher contribution from land sales in Kendal in 2024, which typically have lower margins compared to land sales in Cikarang. Due to this key factor, the gross profit margin of the Land Development & Property Pillar declined from 56% in 2023 to 53% in 2024. Additionally, the Infrastructure Pillar experienced a decline in gross profit margin from 37% in 2023 to 30% in 2024, mainly due to the electricity sub-segment, which saw a drop in gross profit margin from 30% in 2023 to 17% in 2024, as Kendal contributed more revenue from electricity, which has lower margins compared to Cikarang, along with an increase in gas costs from USD6.00 per MMBTU in 2023 to USD8.70 since January 2024. On the other hand, the services & maintenance sub-segment recorded an increase in gross profit margin from 49% in 2023 to 52% in 2024, mainly due to higher demand in Kendal, which saw its gross profit margin improve materially year-on-year to 27% due to an increase in tenants.

Meanwhile, the gross profit margin of the Leisure & Hospitality Pillar remained flat year-on-year at 35% in 2024. The Company recorded a net profit of IDR770.1 billion in 2024, up from IDR528.6 billion in 2023, despite a significantly larger forex-related loss in 2024. This strong net profit growth was driven by the Company’s strong underlying business performance, which more than offset the net loss from forex and derivatives (call spread), which in total amounted to IDR186.5 billion in 2024, compared to a net loss of only IDR2.2 billion in 2023. The Company’s EBITDA for 2024 was recorded at IDR1,616.8 billion, an increase of 29% compared to 2023 when the Company recorded IDR1,253.4 billion in EBITDA; in line with the Company’s growth in gross profit. As of 31 December 2024, the Company’s total consolidated cash was recorded at IDR2.0 trillion and the restricted cash and cash equivalents as per the end of 2024 was recorded at IDR361.2 billion, which includes interest and principal reserve funds amounting to IDR203.3 billion, which is required by the terms of the Mandiri loans.
