KIJA MELAMPAUI TARGET FY24 DENGAN MARKETING SALES SEBESAR Rp3,19 TRILIUN

PT Jababeka Tbk ("KIJA") merealisasikan Rp3,19 triliun penjualan pemasaran real estat (marketing sales)
untuk tahun 2024, meningkat 28% dibandingkan target awal Rp2,5 triliun. Pada paruh kedua 2024, KIJA
merevisi targetnya menjadi Rp3 triliun, didorong oleh kinerja yang kuat pada saat itu serta pipeline yang
solid. Pencapaian penjualan akhir ini melebihi target yang telah direvisi sebesar 6% dan melampaui 44%
dari marketing sales FY23 yang tercatat sebesar Rp2,21 triliun.

Pada tahun 2024, marketing sales dari Cikarang mencapai Rp942,9 miliar (meningkat 3% dibandingkan
tahun 2023) dari lahan seluas 15,4 hektar. Pencapaian ini terutama berasal dari penjualan tanah matang
kawasan industri senilai Rp478,7 miliar dengan lahan seluas 11,9 hektar. Sementara untuk produk tanah
dan bangunan sebesar Rp464,2 miliar, berasal dari bangunan pabrik (Standard Factory Building) dan
produk residential komersial masing-masing sebesar Rp215,4 miliar dan Rp248,8 miliar. Perlu diketahui,
dari kawasan industri yang totalnya mencapai Rp694 miliar berasal dari investor domestik 78% dan sisanya
22% berasal dari investor asing (terutama dari China). Penjualan tunggal terbesar adalah penjualan lahan
seluas 4 hektar kepada sebuah perusahaan Indonesia di sektor data center.

Kendal menyumbang marketing sales sebesar Rp2,14 triliun dari 135,9 hektar lahan di tahun 2024,
meningkat sekitar 73% dibandingkan tahun 2023 sebesar Rp1,24 triliun. Di Kendal, investor asing (dari
Hong Kong, China, dan Korea Selatan) mendominasi dengan kontribusi nilai sebesar 91% di tahun 2024,
sedangkan investor domestik menyumbangkan sisanya sebesar 9%. Dua pembeli lahan terbesar di Kendal
pada tahun 2024 adalah perusahaan asal China dari sektor industri ban dan otomotif, yang masing-masing
membeli lahan seluas 49 hektar (dalam 2 transaksi terpisah) dan 12,7 hektar.

Terakhir, Tanjung Lesung dan produk lainnya menambahkan marketing sales sebesar Rp101,9 miliar pada
tahun 2024, meningkat 77% dibandingkan tahun 2023.

Target penjualan pemasaran Jababeka untuk tahun 2025 adalah Rp3,5 triliun. Sebesar Rp1,250 miliar dari
target tersebut terdiri dari Cikarang & lainnya yang terdiri dari penjualan tanah matang dan produk
industri sebesar Rp800 miliar, dan produk residensial dan komersial sebesar Rp450 miliar (termasuk
Perusahaan Patungan). Sisanya sebesar Rp2,250 miliar berasal dari Kendal, yang seluruhnya merupakan
produk industri.

KIJA SURPASSES FY24 TARGET WITH MARKETING SALES OF Rp3.19 TRILLION

PT Jababeka Tbk ("KIJA") recorded another record year with an achievement of Rp3.19 trillion in real
estate marketing sales in 2024, 28% higher than the initial target of Rp2.5 trillion. In the second half of
2024, KIJA revised its target to Rp3.0 trillion on the back of a strong performance up to that point, and a
solid pipeline. The final marketing sales figure exceeded the revised target by 6% and outperformed the
Rp2.21 trillion recorded in FY23 by 44%.

In 2024, marketing sales from Cikarang reached Rp942.9 billion (an increase of 3% compared to 2023)
from 15.4 hectares of land. This achievement primarily came from the sale of developed land plots
amounting to Rp478.7 billion, with a total land area of 11.9 hectares. Additionally, sales of land and
building products amounted to Rp464.2 billion, consisting of Rp215.4 billion from Standard Factory
Buildings (SFB) and Rp248.8 billion from commercial and residential products. It is important to note that
of the total industrial estate sales (developed land and SFBs) amounting to Rp694.0 billion, 78% came
from domestic investors, while the remaining 22% came from foreign investors, primarily from China. The
largest single sale was a 4 hectares land plot sale to an Indonesian company from the data center space.

Kendal contributed Rp2.14 trillion in marketing sales from 135.9 hectares of land in 2024, which is an
increase of about 73% compared to 2023 with an achievement of Rp1.24 trillion. In Kendal, foreign
investors (from Hong Kong, China, and South Korea) dominated with 91% contribution in value in 2024,
whereas domestic investors contributed the balance 9%. The two largest buyers of land in Kendal in 2024
were a Chinese tire company, which bought a total of 49 hectares in 2 separate transactions, and a Chinese
automotive company, which bought 12.7 hectares.

Lastly, Tanjung Lesung and other products added Rp101.9 billion in real estate marketing sales in 2024,
an increase of 77% versus 2023.

Jababeka's marketing sales target for 2025 is Rp3.5 trillion. Of this target, Rp1.25 trillion will come from
Cikarang & others, consisting of Rp800 billion from developed land and industrial product sales, and Rp450
billion from residential and commercial products (including Joint Ventures). The remaining Rp2.25 trillion
will be derived from Kendal and is all industrial.
