Siaran Pers Untuk segera diterbitkan LABA BERSIH KIJA MELONJAK 232% – PENJUALAN PEMASARAN CAPAI 96% DARI TARGET PT Jababeka Tbk (“KIJA”) mencatatkan pendapatan total sebesar Rp 3.367 miliar untuk sembilan bulan pertama tahun 2024 (“9M24”), meningkat 47% dibandingkan periode yang sama tahun 2023 (“9M23”). Pilar Land Development & Property Perseroan mencatat peningkatan pendapatan sebesar 65% menjadi Rp 1.853,7 miliar pada 9M24, dari Rp 1.121,5 miliar pada 9M23. Peningkatan ini terutama disebabkan oleh peningkatan penjualan tanah matang, yang naik dari Rp 822,9 miliar di 9M23 menjadi Rp 1.470,3 miliar di 9M24, dengan kontribusi utama berasal dari pertumbuhan penjualan tanah matang di Kendal, yakni dari Rp 800,9 miliar di 9M23 menjadi Rp 1.267,1 miliar di 9M24. Pendapatan dari penjualan tanah dan bangunan pabrik juga meningkat 142%, dari Rp 29,8 miliar pada 9M23 menjadi Rp 72 miliar di 9M24. Selain itu, segmen real estat lainnya, yang terdiri dari tanah dan rumah, apartemen, ruang perkantoran dan ruko, serta sewa—mencatatkan peningkatan pendapatan sebesar 16%, menjadi Rp 311,4 miliar selama 3 kuartal tahun 2024, dibandingkan dengan Rp 268,8 miliar pada periode yang sama tahun lalu. Sepanjang sembilan bulan pertama tahun 2024, pendapatan dari Pilar Infrastruktur meningkat sebesar 32% menjadi Rp 1.414,2 miliar, dibandingkan dengan Rp 1.071,5 miliar pada periode yang sama tahun 2023. Pertumbuhan ini terutama disebabkan oleh peningkatan kontribusi dari segmen ketenagalistrikan, dari Rp 643,2 miliar di 9M23 menjadi Rp 911,2 miliar di 9M24, terutama karena peningkatan pembelian listrik dari PLN dan pengguna akhir industri di Cikarang dan Kendal, serta peningkatan biaya gas dari dolar AS 6 per mmbtu menjadi dolar AS 8,7 per mmbtu sejak Januari 2024. Selain itu, pendapatan dari segmen jasa dan pemeliharaan (air, air limbah, pengelolaan kawasan, dan lainnya) tumbuh 11%, dari Rp 285,2 miliar pada 9M23 menjadi Rp 317 miliar di 9M24, didorong oleh peningkatan permintaan dari Kendal dan juga Cikarang. Terakhir, pendapatan dari dry port (CDP) meningkat dari Rp 143,1 miliar di 9M23 menjadi Rp 186 miliar di 9M24, didorong oleh peningkatan peti kemas yang ditangani sebesar 18% dan peningkatan pendapatan dari penyimpanan. Pilar Leisure & Hospitality Perseroan membukukan peningkatan pendapatan menjadi Rp 99,1 miliar pada sembilan bulan pertama tahun 2024, dibandingkan dengan Rp 95,2 miliar pada periode yang sama tahun sebelumnya. Kinerja ini terutama berasal dari segmen golf dan pariwisata, yang masing-masing mencatat peningkatan pendapatan sebesar 3% dan 9%, menjadi Rp 64,5 miliar dan Rp 31 miliar di 9M24. Segmen golf berkontribusi sebesar 65% terhadap total pendapatan pilar Leisure & Hospitality di 9M24, sedikit menurun dibandingkan 66% di 9M23. Pendapatan berulang yang dihasilkan dari bisnis infrastruktur berkontribusi sebesar 42% dari total pendapatan dalam tiga kuartal pertama tahun 2024, dibandingkan dengan 47% pada periode yang sama tahun 2023. Kontribusi yang lebih rendah ini terutama disebabkan oleh peningkatan kontribusi yang lebih tinggi (relatif) dari segmen Land Development & Property pada 9M24 dibandingkan tahun sebelumnya. Laba kotor Perusahaan meningkat 39% menjadi Rp 1.411,4 miliar di 9M24. Pada saat yang sama, marjin laba kotor konsolidasi KIJA untuk tiga kuartal pertama 2024 tercatat sebesar 42%, lebih rendah dibandingkan 44% pada 9M23. Penurunan ini disebabkan oleh 3 faktor utama yaitu: tingginya kontribusi

penjualan tanah matang di Kendal yang memiliki marjin lebih rendah dibandingkan tanah matang di Cikarang, kenaikan harga gas dari AS 6,00 per mmbtu menjadi AS 8,70 per mmbtu, dan reserve shutdown (penghentian sementara) yang diberlakukan oleh PLN dari waktu ke waktu yang menyebabkan volatilitas pada marjin pendapatan listrik setiap periodenya. Alhasil, hingga akhir September 2024 KIJA mencatatkan laba bersih sebesar Rp 769,7 miliar, meningkat dibandingkan dengan Rp 231,9 miliar pada periode yang sama tahun 2023. "Sepanjang sembilan bulan pertama 2024, laba bersih KIJA mencapai Rp 769,7 miliar, meningkat 232% dibandingkan periode yang sama tahun lalu, yang didorong oleh pertumbuhan di seluruh segmen bisnis Perseroan, khususnya peningkatan signifikan di segmen properti dari Kendal. KIJA mencatatkan peningkatan pendapatan sebesar 47% menjadi Rp 3.367 miliar, yang turut memperkuat posisi keuangan KIJA dengan total kas mendekati Rp 2 triliun pada akhir kuartal ketiga," jelas Budianto Liman, Wakil Direktur Utama Perseroan. Selain itu, pergerakan valuta asing (valas) juga berkontribusi positif terhadap laba bersih, dengan perusahaan mencatatkan keuntungan bersih dari valas sebesar Rp 73,6 miliar di 9M24 dibandingkan dengan kerugian valuta asing dan derivative (call spreads) sebesar Rp 75,4 miliar di 9M23. EBITDA perusahaan pada 9M24 tercatat sebesar Rp 1.206 miliar, meningkat 47% dibandingkan Rp 819,9 miliar pada tiga kuartal pertama tahun 2023, sejalan dengan peningkatan pendapatan dan laba kotor. Total posisi kas konsolidasi Perseroan pada akhir September 2024 tercatat sebesar Rp 1.945,5 miliar, naik sekitar 78% dibandingkan Rp 1.094,7 miliar pada akhir 2023. Selain itu, Perseroan juga memiliki saldo kas dan setara kas yang dibatasi penggunaannya pada akhir 9M24 tercatat sebesar Rp 245,1 miliar, dimana sekitar setengahnya berupa dana cadangan bunga dan pokok pinjaman untuk Bank Mandiri sebesar Rp 117,8 miliar sesuai ketentuan pinjaman tersebut. Pada awal tahun 2024, PT Kawasan Industri Kendal (”KIK”) (entitas anak yang merupakan perusahaan patungan Perseroan melalui PT Grahabuana Cikarang dengan kepemilikan 51% bersama dengan Sembcorp 49%) telah membagikan total dividen kepada para pemegang sahamnya dengan total Rp 322,9 miliar. Dengan demikian, PT Grahabuana Cikarang (entitas anak yang dimiliki sepenuhnya oleh Perseroan) yang merupakan pemegang saham KIK menerima 51% dari jumlah tersebut, atau sebesar Rp 164,7 miliar. Penjualan Pemasaran Dalam segmen Land Development & Property, Perseroan mencatatkan pra-penjualan (marketing sales) sebesar Rp 2.391,9 miliar dalam tiga kuartal pertama tahun 2024, atau setara dengan 96% dari target pra- penjualan sepanjang tahun sebesar Rp 2.500 miliar. Angka ini juga menunjukkan peningkatan sebesar 38% dibandingkan Rp 1.727,1 miliar pada 9M23. Kontribusi penjualan pemasaran dari Cikarang dan wilayah lainnya sebesar 27%, sementara Kendal menyumbang 73%. Penjualan dari produk industri (tanah dan/atau tanah dengan bangunan pabrik standar) menyumbang 88%, sedangkan segmen residensial/komersial dan lainnya memberikan kontribusi 12%. PRESS RELEASE For Immediate Release KIJA NET PROFIT SURGES 232% – MARKETING SALES ACHIEVED 96% OF TARGET PT Jababeka Tbk (“KIJA”) recorded a total revenue of Rp 3,367.0 billion for the first nine months of 2024 (“9M24”), an increase of 47% compared to the same period of 2023 (“9M23”). The Company’s Land Development & Property pillar saw revenue increase 65% to Rp 1,853.7 billion in 9M24, from Rp 1,121.5 billion in 9M23. This was mainly the result of an increase in developed land plot sales, from Rp 822.9 billion in 9M23 to Rp 1,470.3 billion in 9M24, mostly because of growth in land plot sales in Kendal from Rp 800.9 billion in 9M23 to Rp 1,267.1 billion in 9M24. Revenue from land and factory buildings increased 142%, from Rp 29.8 billion in 9M23 to Rp 72.0 billion in 9M24. Additionally, the remaining real estate segments, which consists of land and houses, apartments, office space and shop houses, and rental saw revenue increase 16% to Rp 311.4 billion in the first three quarters of 2024, compared to Rp 268.8 billion over the same period last year. During the first nine months of 2024, Infrastructure Pillar revenue increased 32% to Rp 1,414.2 billion for the first nine months of 2024, from Rp 1,071.5 billion over the same period of 2023. The main reason for this growth was due to an increase in revenue contribution from the power segment, from Rp 643.2 billion in 9M23 to Rp 911.2 billion in 9M24, mainly because of an increase in off-take from PLN and industrial end-users in Cikarang and Kendal, as well as an increase in gas cost from US$6.00 per mmbtu to US$8.70 per mmbtu since January 2024. In addition, revenue from the service and maintenance segment (water, wastewater, estate management, and others) grew 11% to Rp 317.0 billion in 9M24, from Rp 285.2 billion in 9M23, mainly because of an increase in demand from Kendal, but also from Cikarang. Lastly, the dry port (CDP) saw an increase in revenue from Rp 143.1 billion in 9M23 to Rp 186.0 billion in 9M24, which was mainly driven by an 18% growth in container throughput, and an increase in storage revenue. KIJA’s Leisure & Hospitality pillar posted an increase in revenue to Rp 99.1 billion in the first nine months of 2024, from Rp 95.2 billion in the previous year. This was the result of a better performance of the golf and tourism segments, which saw revenue increase by 3% and 9% respectively, to Rp 64.5 billion and Rp 31.0 billion respectively in 9M24. The golf segment contributed 65% to the total revenue of the Leisure & Hospitality pillar in 9M24, a slight decrease from 66% in 9M23. The recurring revenue generated from the infrastructure businesses amounted to 42% from the total revenue in the first three quarters of 2024, compared to 47% in the first three quarters of 2023. This lower contribution is mainly the result of more (relative) contribution from the Land Development & Property pillar in 9M24 compared to the prior year. The Company’s gross profit increased 39% to Rp 1,411.4 billion in 9M24. At the same time, KIJA’s consolidated gross profit margin for the first three quarters of 2024 was recorded at 42% compared to 44% in 9M23. The 3 main factors contributing to the decrease are: the relatively higher contribution from land plot sales in Kendal in 9M24 which have lower margins compared to land plot sales in Cikarang, the higher gas price this year versus last year (US$8.70 per mmbtu vs US$6.00 per mmbtu), and the reserve

shutdowns imposed by PLN from time to time, which result in power margin volatility when comparing different periods. As a result, KIJA recorded a net profit of Rp 769.7 billion in the first nine months of 2024 compared to a net profit of Rp 231.9 billion for the same period in 2023. "Net profit as of 9M24 reached Rp 769.7 billion, increasing by 232% compared to the same period last year, driven by growth across all business segments, particularly the significant increase in property sales in Kendal. KIJA recorded a 47% increase in revenue, reaching Rp 3,367.0 billion, which helped improve KIJA's strong financial position at the end of the third quarter with total cash at nearly Rp 2 trillion," explained Budianto Liman, Vice President Director of KIJA. Lastly, the impact of foreign exchange (forex) movements also helped boost net profit as the Company booked a net gain on forex amounting to Rp 73.6 billion in 9M24 compared to a net forex loss (including on derivatives / call spreads) of Rp 75.4 billion in 9M23. The Company’s EBITDA in 9M24 was recorded at Rp 1,206.0 billion, which is an increase of 47% compared to Rp 819.9 billion from the first three quarters of 2023, and largely in line with the increase in revenue and gross profit. The Company’s total consolidated cash position at the end of September 2024 was recorded at Rp 1,945.5 billion, up about 78% compared to Rp 1,094.7 billion at the end of 2023. In addition, restricted cash and cash equivalents as per the end of 9M24 was recorded at Rp 245.1 billion, about half of which consists of Rp 117.8 billion in interest and principal reserve funds required by the terms of the Mandiri loans. Earlier this year, the PT Kawasan Industri Kendal (“KIK”) (a subsidiary which is a joint venture of the Company through PT Grahabuana Cikarang with 51% ownership together with Sembcorp 49%) declared and paid out a dividend to its shareholders amounting to a total of Rp 322.9 billion. The Company’s wholly owned subsidiary (PT Grahabuana Cikarang, shareholder of the Kendal JV) received 51% of this, equal to Rp 164.7 billion. Marketing Sales In terms of Land Development and Property marketing sales, the Company achieved Rp 2,391.9 billion in the first three quarters of 2024, equivalent to 96% of the Company’s full-year marketing sales target of Rp 2,500 billion, and an increase of 38% compared to Rp 1,727.1 billion in 9M23. Marketing sales from Cikarang and others contributed 27%, whereas Kendal added 73%. Sales from industrial products (land and/or land with standard factory buildings) contributed 88%, while the residential/commercial and others segment contributed the remaining 12%. "With support from diversified property products, including industrial estates, residential, and commercial developments, along with new government policies promoting the property sector, we are revising our FY2024 marketing sales target to Rp 3 trillion from Rp2.5 trillion previously.
