Tanah di kota Semarang seluas 5,2 hektar (Tahap 2) yang
akan dikembangkan menjadi kawasan superblock (retail mall,
hotel dan apartemen)
b. Nilai transaksi
Rp121,7 miliar di luar pajak-pajak dan biaya-biaya terkait.
Dengan pembelian tahap kedua ini, total akumulasi pembelian
tanah di Semarang mencapai 18,2 hektar dan total nilai
mencapai Rp 424,5 miliar
c. Pihak-Pihak Yang Bertransaksi
Pembeli : PT Pakuwon Permai, entitas anak PT Pakuwon Jati
Penjual : PT Putra Wahid Sejahtera yang berkedudukan di
Semarang dan 1 pemilik tanah perorangan lainnya
d. Penjelasan Ada Tidaknya Hubungan Afiliasi: Pihak-Pihak
Penjual dengan Pihak Pembeli bukan merupakan pihak yang
terafiliasi
e. Alasan Dilakukannya Transaksi: Diversifikasi geografis
untuk memperoleh potensi atau peluang basis pertumbuhan
baru.
f. Sumber Pendanaan Untuk Pembelian : Kas internal
Perusahaan

operasional, hukum, kondisi keuangan, superblock baru ini.

Perusahaan yang berasal dari peningkatan pendapatan
(recurring dan development income) maupun arus kas
Perusahaan untuk tahun-tahun mendatang

a. Type of asset purchased
Land in Semarang city covering an area of 5,2 hectares (Stage
2) to be developed into a superblock area (retail mall, hotel,
and apartments)
b. Transaction value: IDR 121.7 billion excluding taxes and
related fees.
With the completion of this second phase, the total land
acquisition in Semarang amounts to 18.2 hectares with total
value at IDR 424.5 billion.
c. Parties Involved in the Transaction :
Buyer: PT Pakuwon Permai, a subsidiary of PT Pakuwon Jati
Seller: PT Putra Wahid Sejahtera based in Semarang and one
other individual landowner
d. Explanation of the Existence or Absence of Affiliation
Relationship: The Sellers and the Buyer are not affiliated
parties
e. Reason for the Transaction: Geographical diversification to
gain potential or opportunities for a new growth base
f. Source of Funding for the Purchase: The company's internal
cash
Impact of event, material information or Operational activities: The Company has sufficient resources
facts towards Issuers or Public to develop and operate this new superblock project.
Company’s operational activities, legal,
financial condition, or going concern Financial conditions:
a. Cash and cash equivalents of the Company is sufficient to
fund the land acquisition and it will not affect the stability of
Company's cash-flows.
b. The Company plan to develop this new superblock in
Semarang will strengthen Company's growth base derived
from the increase of income (recurring and development) and
also the cashflow for the coming years.
