TI JAYA PROPERTY PT JAYA REAL PROPERTY TBK (the “COMPANY”) ANNOUNCEMENT TO THE SHAREHOLDERS CASH DIVIDEND DISTRIBUTION In accordance with the Resolutions of the Company's Annual General Meeting of Shareholders (AGM) of PT Jaya Real Property Tbk (the “Company”) held on June, 4 2024, It was approved in the meeting that the Company will distribute cash dividends from the profit attributable to owners of the parent entity for the financial year 2023 with the amount of Rp. 330,000,000,000,- (32.854) based on the number of outstanding share at the recording date, each of Shareholder will receive Rp. 24,- (Twenty-four Rupiah) per share. This announcement constitutes as an official notification from the Company, and the Company will not issue any special notification to the Shareholders. 2. Cash Dividends will be distributed to Shareholders whose names are registered in the Company's Register of Shareholders on June 14", 2024 until 16:00 WIB (Recording Date): 3. For those Shareholders whose names are registered in the account holders or in the Custodian Bank at Indonesian Central Securities Depository/Kustodian Sentral Efek Indonesia (“KSEI”), the payment of the dividend will be conducted through transfer to KSEI, and KSEI will subseguently distribute to the accounts of Securities Companies or Custodian Banks where the Shareholders keep their accounts, "£

The dividend payment will implement the tax deduction provisions in accordance with the applicable regulations, where the amount of tax imposed shall be the responsibility of the respective Shareholders and shall be deducted from the cash dividend amount due to the respective Shareholders, 6. For Shareholders who are Foreign Taxpayers (WPLN) whose country has an Avoidance of Double Taxation Agreement (P3B) or a Tax Agreement with the Republic of Indonesia, can take advantage of a lower withholding tax rate (rate according to P3B) if they can fulfill the reguirements as stipulated in the Regulation of the Director General of Taxes No.PER-25/PJ/2018 dated November 218, 2018 concerning Procedures for the Application of P3B, namely by submitting a Certificate of Domicile (SKD) WPLN in accordance with the format and procedure as reguired in Regulation of the Director General of Taxes No.PER-25/PJ/2018 to KSEI or the Share Registrar Company (BAE) no later than June 14", 2024 at 16:00 WIB.
