KIJA MENGUMUMKAN KINERJA KUARTAL PERTAMA 2024

PT Jababeka Tbk ("KIJA") mencatat total pendapatan sebesar Rp 688,6 miliar untuk kuartal pertama tahun
2024, turun 12% dibandingkan dengan kuartal pertama tahun 2023.

Pilar Land Development & Property Perseroan mengalami penurunan pendapatan sebesar 44% menjadi
Rp 208,9 miliar pada 1Q24, dari Rp 371,9 miliar pada 1Q23. Hal ini terutama disebabkan oleh penurunan
penjualan kavling tanah yang telah dikembangkan dari Rp 282,9 miliar di 1Q23 menjadi Rp 106,4 miliar di
1Q24, sebagian besar disebabkan oleh berkurangnya kontribusi dari Kendal. Di sisi lain, semua sub-
segmen lain dari pilar Land Development & Property yang digabungkan (apartemen, rumah dan tanah,
ruang perkantoran dan ruko, serta tanah dan bangunan pabrik) mengalami peningkatan pendapatan dari
Rp 75,8 miliar di 1Q23 menjadi Rp 87,0 miliar di 1Q24.

Pendapatan dari Pilar Infrastruktur meningkat 18% menjadi Rp 448,0 miliar untuk tiga bulan pertama
tahun 2024, dibandingkan dengan Rp 378,8 miliar pada periode yang sama tahun 2023. Hal ini sebagian
didorong oleh segmen ketenagalistrikan, yang tumbuh dari Rp 240,1 miliar pada 1Q23 menjadi Rp 286,0
miliar pada 1Q24, yang didukung oleh peningkatan pembelian listrik dari penyewa di Kendal dan
peningkatan biaya gas dari US$6 per MMBTU menjadi US$8,7 per MMBTU sejak Januari 2024. Selain itu,
pendapatan dari segmen jasa dan pemeliharaan (air, air limbah, pengelolaan perkebunan, dan lainnya)
tumbuh 7% menjadi Rp 101,3 miliar pada 1Q24 terutama disebabkan oleh peningkatan permintaan dari
Kendal. Terakhir, pendapatan dry port (CDP) meningkat dari Rp 44,0 miliar pada 1Q23 menjadi Rp 60,6
miliar pada 1Q24, yang terutama didorong oleh pertumbuhan peti kemas sebesar 30% pada 1Q24
dibandingkan dengan 1Q23.

Pilar Leisure & Hospitality KIJA membukukan peningkatan pendapatan sebesar 14% menjadi Rp 31,7 miliar
pada kuartal pertama 2024. Hal ini terutama disebabkan oleh kinerja yang lebih baik dari segmen
pariwisata, yang meningkat 50% dalam tiga bulan pertama tahun 2024. Segmen golf memberikan
kontribusi sebesar 66% terhadap total pendapatan pilar Leisure & Hospitality pada 1Q24, dibandingkan
dengan 67% pada 1Q23.

Pendapatan berulang dari pilar Infrastruktur memberikan kontribusi sebesar 65% terhadap total
pendapatan pada kuartal pertama 2024, dibandingkan dengan 49% pada 1Q23.

Laba kotor Perusahaan turun 23% menjadi Rp 262,0 miliar pada 1Q24, dibandingkan Rp 339,2 miliar
setahun sebelumnya. Pada saat yang sama, marjin laba kotor konsolidasi KIJA untuk kuartal pertama
tahun 2024 tercatat sebesar 38%, dibandingkan dengan 44% pada periode yang sama tahun 2023. Alasan
utama penurunan marjin laba kotor ini disebabkan oleh lebih banyak kontribusi pendapatan (relatif) dari
pilar Infrastruktur, yang berdasarkan sifat bisnisnya menghasilkan marjin laba kotor yang lebih rendah
daripada pilar Land Development & Property. Dengan sendirinya, laba kotor pilar Infrastruktur mencapai
30% pada 1Q24 dibandingkan dengan 37% pada 1Q23, sebagian disebabkan oleh marjin yang lebih rendah
yang dihasilkan oleh bisnis infrastruktur (listrik, air, air limbah, dan lainnya) di Kendal, yang semakin besar.

Di sisi lain, pilar Land Development & Property dan pilar Leisure & Hospitality mencatat peningkatan
marjin laba kotor menjadi 56% (dari 51%) dan 36% (dari 35%) pada 1Q24.

KIJA membukukan rugi bersih sebesar Rp 107,7 miliar pada kuartal pertama tahun 2024, dibandingkan
dengan laba bersih sebesar Rp 322,3 miliar pada 1Q23. Alasan utama untuk hal ini adalah karena faktor
kerugian valuta asing dan dampak dari volatilitas valuta asing (Dolar AS terhadap Rupiah). Perseroan
membukukan rugi selisih kurs sebesar Rp 114,8 miliar pada 1Q24, dibandingkan dengan laba selisih kurs
sebesar Rp 196,7 miliar pada 1Q23.

EBITDA Perseroan pada kuartal pertama tahun 2024 tercatat sebesar Rp 181,0 miliar, turun 40%
dibandingkan dengan 1Q23 yang mencatat EBITDA sebesar Rp 301,5 miliar.

Dalam hal penjualan pemasaran Land Development dan Properti, Perseroan mencapai Rp 640,0 miliar
pada kuartal pertama 2024, yang merupakan 26% dari target setahun penuh 2024 dan sedikit lebih rendah
dibandingkan dengan Rp 662,4 miliar pada kuartal pertama 2023. Penjualan pemasaran dari Cikarang dan
lainnya (keduanya termasuk JV) memberikan kontribusi sebesar 43%, dan JV Kendal memberikan
kontribusi sebesar 57%. Target marketing sales Perseroan untuk tahun penuh 2024 adalah sebesar Rp2,5
triliun, Rp1.150,0 miliar dari target tersebut berasal dari Cikarang dan lainnya (Rp750 miliar dari
pengembangan lahan dan bangunan industri di Cikarang, dan Rp400 miliar dari properti residensial dan
komersial di Cikarang (termasuk Perusahaan Patungan) dan lainnya). Sisanya sebesar Rp1.350 miliar
berasal dari perusahaan patungan kami di Kendal.

KIJA ANNOUNCES Q1 2024

PT Jababeka Tbk (“KIJA”) recorded a total revenue of Rp 688.6 billion for the first quarter of 2024, a
decrease of 12% compared to the first quarter of 2023.

The Company’s Land Development & Property pillar saw revenue decrease 44% to Rp 208.9 billion in
1Q24, from Rp 371.9 billion in 1Q23. This was mainly the result of the decrease in developed land plot
sales from Rp 282.9 billion in 1Q23 to Rp 106.4 billion in 1Q24, mostly because of less contribution from
Kendal. On the other hand, all other sub-segments from the Land Development & Property pillar
combined (apartments, houses and land, office space and shop houses, and land and factory buildings)
saw total revenue increase from Rp 75.8 billion in 1Q23 to Rp 87.0 billion 1Q24.

Revenue from the Infrastructure Pillar increased 18% to Rp 448.0 billion for the first three months of 2024,
compared to Rp 378.8 billion over the same period of 2023. This was partially driven by the power
segment, which grew from Rp 240.1 billion in 1Q23 to Rp 286.0 billion in 1Q24 on the back of an increase
in offtake from tenants in Kendal and an increase in gas cost from US$6 per MMBTU to US$8.7 per MMBTU
since January 2024. In addition, revenue from the service and maintenance segment (water, wastewater,
estate management, and others) grew 7% to Rp 101.3 billion in 1Q24 mainly as a result of an increase in
demand from Kendal. Lastly, dry port (CDP) revenue increased from Rp 44.0 billion in 1Q23 to Rp 60.6
billion in 1Q24, which was mainly driven by a 30% growth in container throughput in 1Q24 compared to
1Q23.

KIJA’s Leisure & Hospitality pillar posted a 14% increase in revenue to Rp 31.7 billion in the first quarter of
2024. This was mainly the result of a better performance of the tourism segment, which increased 50% in
the first three months of 2024. The golf segment contributed 66% to the total revenue of the Leisure &
Hospitality pillar in 1Q24, compared to 67% in 1Q23.

Recurring revenue from the Infrastructure pillar contributed 65% to total revenue in the first quarter of
2024, compared to 49% in 1Q23.

The Company’s gross profit decreased 23% to become Rp 262.0 billion in 1Q24, versus Rp 339.2 billion a
year earlier. At the same time, KIJA’s consolidated gross profit margin for the first quarter of 2024 was
recorded at 38%, compared to 44% in the same period of 2023. The main reason for this decrease in gross
profit margin is due to more (relative) contribution of revenue from the Infrastructure pillar, which by the
nature of the business generates lower gross profit margins than the Land Development & Property pillar.
On its own, the Infrastructure pillar gross profit stands at 30% in 1Q24 compared to 37% in 1Q23, partially
due to lower margins generated by infrastructure businesses (power, water, wastewater, others) in
Kendal, which are becoming more substantial. On the other hand, the Land Development & Property pillar
and the Leisure & Hospitality pillar recorded an increase in gross profit margin to 56% (from 51%) and 36%
(from 35%) in 1Q24 respectively.

KIJA booked a net loss of Rp 107.7 billion in the first quarter of 2024, compared to a net profit of Rp 322.3
billion in 1Q23. The main reason for this was due to forex loss factor and the impact of foreign exchange
(forex) volatility. The Company booked a forex loss of Rp 114.8 billion in 1Q24, compared to a forex gain
of Rp 196.7 billion in 1Q23.

The Company’s EBITDA for the first quarter of 2024 was recorded at Rp 181.0 billion, down 40% from
1Q23 when the Company recorded Rp 301.5 billion in EBITDA.

In terms of Land Development and Property marketing sales the Company achieved Rp 640.0 billion in the
first quarter of 2024, which is 26% of the full year 2024 target and slightly less compared to Rp 662.4
billion in the first quarter of 2023. Marketing sales from Cikarang and others (both including JVs)
contributed 43%, and our Kendal JV contributed the balance 57%. The Company’s full year 2024 marketing
sales target is Rp 2.5 trillion, Rp1,150.0 billion of the target consists of Cikarang & others (Rp750 billion
developed land and industrial buildings in Cikarang, and Rp400 billion from residential and commercial
properties in Cikarang (including Joint Ventures) and others). The balance of Rp1,350 billion comes from
our JV company in Kendal.
