Pada table total aset, perubahan signifikan terutama terjadi pada :
In the total assets table, significant changes mainly occurs in:

Kas dan Setara Kas
Cash and cash equivalents

Pada table Asset di atas, kenaikan terjadi pada akun Kas dan Setara Kas. Hal ini disebabkan oleh penerimaan
dari penjualan yang meningkat dari tahun sebelumnya dan penerimaan dana IPO. Sehingga terjadi kenaikan
pada Kas dan Setara Kas mencapai 5805%.
In the Asset table above, the increase occurred in the Cash and Cash Equivalents account. This was due to
receipts from sales which increased from the previous year and receipt of IPO funds. So there was an increase
in Cash and Cash reached 5805%

Piutang Lain
Other Receivables

Pada akun Piutang Lain terjadi penurunan sebesar 73% dari tahun sebelumnya, sehingga manajemen
berkeyakinan bahwa piutang lain-lain ini dapat tertagih.
In the Other Receivables account there was a decrease of 73% from the previous year, so management
believes that these other receivables are collectible.

Persediaan
Inventories

Kenaikan sebesar 36% pada akun Persediaan disebabkan karena peningkatan persediaan tanah, jumlah rumah
yang dibangun dan penyediaan fasilitas umum.
The increase in the Inventory account by 36% was due to an increase in land supplies, more houses being built
and the provision of public facilities.

Uang Muka Pembelian
Advances for Purchases

Terjadi penurunan 79% pada akun Uang Muka Pembelian disebabkan penurunan uang muka pembelian tanah
karena atas tanah tersebut sudah dilunasi dan menjadi tanah untuk pengembangan.
There was a 79% decrease in the Advance for Purchases account due to a decrease in the advance payment for
land purchases because the land had been paid off so that it became land for development.

Aset Tetap
Fixed Assets

Akun Aset Tetap mengalami kenaikan sebesar 72% dikarenakan terdapat penambahan jumlah alat berat dan
peralatan proyek dan penambahan kendaraan.
Fixed Assets account increased by 72% due to the addition of heavy equipment and project equipment and
additional vehicles

Tanah Untuk Pengembangan
Land For Development

Peningkatan sebesar 517% untuk akun Tanah Untuk Pengembangan terjadi karena bertambahnya luas tanah
yang disediakan untuk pembangunan rumah.
The 517% increase in the Land for Development account occurred due to an increase in the area of land
provided for house construction.

Utang Bank Jangka Pendek
Short-Term Bank Loan

Akun utang bank jangka pendek mengalami penurunan 100% dikarenakan perseroan telah melunasi seluruh
utang bank jangka pendek selama tahun 2023.
The short-term bank loan account has decreased by 100% because the company has paid off all short-term
bank loan during 2023.

Utang Lain
Other Payables

Akun Utang Lain berkaitan dengan utang titipan atas Kredit Pemilikan Rumah (KPR) dan pembelian alat
berat proyek mengalami penurunan sebesar 62%.
Other Payables accounts related to deposit on Home Ownership Credit (KPR) and purchase of project heavy
equipment, decreased by 62%.

Utang Pajak
Tax Payables

Akun Utang Pajak mengalami penurunan 82% karena penjualan rumah subsidi yang bebas PPn, dan adanya
fasilitas bebas PPn untuk rumah komersial dari pemerintah di tahun 2023.
Tax Payable account decreased by 82% due to the sale of subsidized houses that are free of VAT, and the
existence of VAT-free facilities from the government for commercial houses in 2023.

Beban Yang Masih Harus Dibayar
Accrued Expenses

Akun Beban Yang Masih Harus Dibayar mengalami penurunan 62%, merupakan utang atas beban bunga
angsuran kendaraan di tahun 2023.
The Accrued Expenses account decreased by 62%, representing the vehicle installment interest expense payable
in 2023.

Liabilitas Kontrak
Contract Liabilities

Liabilitas Kontrak adalah uang muka penjualan rumah yang sudah dibayarkan oleh pembeli yang sudah
melakukan pemesanan rumah juga mengalami penurunan 62% dibanding tahun sebelumnya. Artinya, sudah
banyak unit rumah yang tersedia dan diserahterimakan di tahun 2023.
Contract Liabilities, is down payment paid in advance by customers, also decreased by 62% compared to the
previous year. This means that many housing units are available and handed over in 2023.

Utang Pembiayaan Konsumen
Costumer Finance Payables

Utang Pembiayaan Konsumen meningkat sebesar 135% dikarenakan adanya pembelian aset perusahaan berupa
kendaraan operasional dan pembelian alat berat proyek.
Consumer Financing Payables increased by 135% due to purchases of operational vehicle and purchases of
project heavy equipment.

Liabilitas Sewa
Lease Liabilities

Liabilitas Sewa mengalami penurunan sebesar 100% karena perusahaan telah melunasi seluruh utang atas sewa
tanah yang terjadi di tahun 2022.
Lease liabilities have decreased by 100% because the company has paid off all land lease that occurred in
2022.

Liabilitas Diestimasi Atas Imbalan Kerja
Estimated Liabilities for Employee Benefits

Liabilitas Diestimasi Atas Imbalan Kerja mengalami kenaikan sebesar 91% menunjukkan bahwa perusahaan
lebih banyak menyerap tenaga kerja selama tahun 2023 dibandingkan tahun sebelumnya.
Estimated Liabilities for Employee Benefits have increased by 91%, indicating that the company has absorbed
more workers during 2023 compared to the previous year.

Secara umum, dapat dikatakan bahwa perubahan yang signifikan pada asset dan liabilitas merupakan dampak
dari aksi korporasi yang dilakukan Perseroan di tahun 2023 yaitu melakukan Penawaran Umum Perdana Saham
(IPO). Dampak positif antara lain dengan meningkatnya jumlah penjualan, semakin banyak unit rumah yang
tersedia, penurunan utang perseroan dan perseroan juga dapat memberikan manfaat bagi kemajuan daerah
setempat yaitu Bangkalan, Madura.
In general, it can be said that significant changes in assets and liabilities was the impact of corporate actions
carried out by the Company in 2023, namely carrying out an Initial Public Offering (IPO). The positive impacts
include increased sales, the availability of more housing units, reduced company liabilities and the company
can also provide benefits for the progress of the local area, namely Bangkalan, Madura.
