SIARAN PERS Untuk Segera Dirilis “KIJA Tetap Solid di 1Q26, Laba Rp164 Miliar Didukung Pertumbuhan Pendapatan Berulang” PT Jababeka Tbk (“KIJA”) membukukan pendapatan konsolidasi sebesar Rp1.192,2 miliar pada kuartal pertama tahun 2026, dibandingkan dengan Rp1.291,0 miliar pada kuartal pertama tahun 2025. Penurunan ini terutama disebabkan oleh berkurangnya kontribusi dari Pilar Land Development & Property, khususnya dari penjualan tanah matang, meskipun kinerja Pilar Infrastruktur menunjukkan pertumbuhan yang solid dan semakin dominan sebagai sumber pendapatan berulang Perseroan. Pendapatan dari Pilar Land Development & Property tercatat sebesar Rp507,1 miliar pada 1Q26, turun dari Rp690,1 miliar pada 1Q25. Penurunan ini terutama berasal dari penjualan tanah matang yang tercatat sebesar Rp433,9 miliar dibandingkan Rp638,5 miliar pada periode yang sama tahun sebelumnya. Penurunan penjualan lahan industri tersebut terutama berasal dari Cikarang dan Kendal, yang sebagian besar disebabkan oleh perbedaan waktu pengakuan pendapatan. Namun demikian, penjualan tanah dan bangunan pabrik standar meningkat signifikan menjadi Rp32,5 miliar dari Rp9,3 miliar, sementara penjualan rumah dan tanah juga naik menjadi Rp21,8 miliar dari Rp13,9 miliar, menunjukkan permintaan properti industri tetap sehat. Di sisi lain, Pendapatan dari Pilar Infrastruktur meningkat 15% menjadi Rp654,7 miliar pada tiga bulan pertama tahun 2026, dibandingkan dengan Rp568,3 miliar pada periode yang sama tahun 2025. Pertumbuhan ini terutama didorong oleh segmen ketenagalistrikan yang meningkat menjadi Rp418,5 miliar dari Rp384,2 miliar, seiring meningkatnya konsumsi listrik tenant di Kendal dan Cikarang. Selain itu, pendapatan dari segmen jasa dan pemeliharaan (air, air limbah, pengelolaan kawasan, dan lainnya) juga tumbuh signifikan menjadi Rp173,3 miliar dari Rp116,9 miliar, mencerminkan aktivitas tenant yang semakin tinggi, khususnya di Kendal. Sementara itu, pendapatan dry port (CDP) tercatat sebesar Rp57,2 miliar dibandingkan Rp62,6 miliar pada 1Q25. Kontribusi pendapatan berulang dari Pilar Infrastruktur semakin dominan, mencapai sekitar 55% dari total pendapatan, meningkat dari 44% pada 1Q25, yang mencerminkan fundamental bisnis Perseroan yang semakin kuat dan berkelanjutan di tengah fluktuasi penjualan lahan. Pendapatan dari Pilar Leisure & Hospitality tercatat relatif stabil sebesar Rp30,3 miliar dibandingkan Rp32,5 miliar pada 1Q25, dengan kontribusi utama tetap berasal dari segmen golf serta bisnis pendukung lainnya yang menjaga diversifikasi pendapatan Perseroan. Laba kotor konsolidasi tercatat sebesar Rp432,2 miliar pada 1Q26 dibandingkan Rp540,8 miliar pada 1Q25. Margin laba kotor konsolidasi berada pada level 36% pada 1Q26, dibandingkan dengan 42% pada 1Q25. Penurunan ini sejalan dengan menurunnya kontribusi dari penjualan lahan industri yang umumnya memiliki margin lebih tinggi, serta meningkatnya kontribusi dari Pilar Infrastruktur yang umumnya memberikan pendapatan lebih stabil namun dengan margin yang lebih rendah dibandingkan penjualan lahan. Perseroan mencatat laba bersih sebesar Rp164,0 miliar pada kuartal pertama tahun 2026, dibandingkan dengan Rp200,5 miliar pad kuartal pertama tahun 2025. Penurunan ini terutama disebabkan oleh menurunnya pendapatan dan laba kotor.

EBITDA Perseroan pada 1Q26 tercatat sebesar Rp383,1 miliar, dibandingkan dengan Rp481,5 miliar pada 1Q25. Penurunan ini sejalan dengan penurunan pendapatan dan laba kotor. Meskipun demikian, EBITDA margin tetap berada pada level yang solid sebesar 32%, mencerminkan ketahanan model bisnis Perseroan yang semakin didukung oleh pendapatan berbasis utilitas dan jasa yang berulang. Dalam hal penjualan pemasaran Land Development dan Properti, Perseroan mencapai Rp 540 miliar pada kuartal pertama 2026, yang merupakan 14% dari target setahun penuh 2026. Penjualan pemasaran dari Cikarang dan lainnya memberikan kontribusi sebesar 38%, terutama didorong oleh penjualan 3 hektar kepada perusahaan tekstil dari Indonesia dan Kendal memberikan kontribusi sebesar 62%, didukung oleh penjualan tanah seluas 7 hektar kepada perusahaan baterai dan 6 hektar kepada perusahaan bahan bangunan dari China. Target marketing sales Perseroan untuk tahun penuh 2026 adalah sebesar Rp3,75 triliun, Rp1,25 triliun dari target tersebut berasal dari Cikarang dan lainnya (Rp800 miliar dari pengembangan lahan dan bangunan industri di Cikarang, dan Rp450 miliar dari properti residensial dan komersial di Cikarang (termasuk Perusahaan Patungan) dan lainnya). PRESS RELEASE For Immediate Release “KIJA Delivers Resilient Performance in 1Q26, Posting IDR164 Billion Net Profit Supported by Growing Recurring Revenue” PT Jababeka Tbk (“KIJA”) recorded consolidated revenue of IDR 1,192.2 billion in the first quarter of 2026, compared to IDR 1291.0 billion in the first quarter of 2025. The decline was mainly due to lower contribution from the Land Development & Property pillar, particularly from industrial land sales. At the same time, the Infrastructure pillar continued to show solid growth and became increasingly dominant as the Company’s recurring revenue source. Revenue from the Land Development & Property pillar reached IDR 507.1 billion in 1Q26, down from IDR 690.1 billion in 1Q25. This decline was primarily attributable to industrial land sales, which amounted to IDR 433.9 billion in 1Q26 compared to IDR 638.5 billion in the same period last year. The lower industrial land sales mainly came from Cikarang and Kendal, both mainly because of timing differences. Nevertheless, sales of land and standard factory buildings increased significantly to IDR 32.5 billion from IDR 9.3 billion, while landed houses and residential property sales also rose to IDR 21.8 billion from IDR 13.9 billion, indicating that demand for different types of properties remained healthy. On the other hand, revenue from the Infrastructure pillar increased 15% to IDR 654.7 billion in the first three months of 2026, compared to IDR 568.3 billion in the same period of 2025. This growth was mainly driven by the power segment, which increased to IDR 418.5 billion from IDR 384.2 billion, supported by higher electricity consumption from tenants in Kendal and Cikarang. In addition, revenue from services and maintenance (water, wastewater, estate management, and others) also grew significantly to IDR 173.3 billion from IDR 116.9 billion, reflecting stronger tenant activity, particularly in Kendal. Meanwhile, dry port (CDP) revenue was recorded at IDR 57.2 billion compared to IDR 62.6 billion in 1Q25. The contribution of recurring revenue from the Infrastructure pillar has become increasingly dominant, reaching approximately 55% of total revenue, up from 44% in 1Q25, reflecting the Company’s stronger and more sustainable business fundamentals amid fluctuations in land sales. Revenue from the Leisure & Hospitality pillar remained relatively stable at IDR 30.3 billion in 1Q26 compared to IDR 32.5 billion in 1Q25, with the main contribution continuing to come from the golf segment, along with other supporting businesses that help maintain revenue diversification. Consolidated gross profit was recorded at IDR 432.2 billion in 1Q26 compared to IDR 540.8 billion in 1Q25. The consolidated gross profit margin stood at 36% in 1Q26, compared to 42% in 1Q25. This decline was in line with the lower contribution from industrial land sales, which typically carry higher margins, as well as the higher contribution from the Infrastructure pillar, which generally delivers more stable but lower margins compared to land sales. The Company recorded net profit of IDR 164.0 billion in the first quarter of 2026, compared to IDR 200.5 billion in the first quarter of 2025. The decline was mainly due to the decline in revenue and gross profit.

KIJA’s EBITDA in 1Q26 was recorded at IDR 383.1 billion, compared to IDR 481.5 billion in 1Q25. The decline was in line with the reduction in revenue and gross profit. Nevertheless, EBITDA margin remained at a solid level of 32%, reflecting the resilience of the Company’s business model, which is increasingly supported by recurring utility and service-based income. In terms of marketing sales from the Land Development & Property segment, the Company recorded IDR 540 billion in the first quarter of 2026, representing 14% of the full-year 2026 target. Marketing sales from Cikarang and others contributed 38%, mainly driven by the sale of 3 hectares of land to an Indonesian textile company. Meanwhile, the Kendal contributed 62%, supported by the sale of 7 hectares of land to a Chinese battery company and 6 hectares to a Chinese building materials company. The Company’s full-year 2026 marketing sales target is IDR 3.75 trillion. Of this target, IDR 1.25 trillion is expected to come from Cikarang and others, and the remaining IDR 2.5 trillion is expected to come from Kendal.
