        BKSL Delivers Strong Financial Results in Q3 2025, Net Profit Jumps 186%

Bogor, October 27, 2025 – PT Sentul City Tbk (BKSL) recorded solid financial performance in the third
quarter of 2025. The Company posted revenue of Rp836.97 billion, an increase of 96.28% compared to
the same period last year. Along with the increase in revenue, the Company’s net profit also surged
186.22% year-on-year to Rp74.15 billion, reflecting strong push for delivery of the units and market
confidence in the PT Sentul City Tbk.

The Company’s revenue growth was mainly supported by the sale of ready-to-build land, residential
houses, shop houses, and apartments, which recorded a significant 183.85% year-on-year increase,
contributing Rp648.72 billion. The hotel, restaurant, and amusement park segment also contributed
positively with Rp135.85 billion, followed by the city management segment which added Rp52.41 billion.
The combination of these three segments demonstrates the Company’s ability to maintain diversified
revenue sources while strengthening a sustainable business foundation.

This solid performance cannot be separated from the growing demand across the Company’s various
residential projects. Several clusters such as Spring Valley Extension, Centronia Residence, Spring
Residence, Spring Garden, and Saffron Noble Apartment remain available and continue to show positive
market absorption. Majority of buyers are from the under-43 age group, reflecting strong interest from
young professionals and families in the residential offerings developed by Sentul City, as they prefer
resort style living. These products have become attractive options for consumers seeking quality
housing with long-term investment potential within the Sentul City area.

The strategic location of Sentul City also serves as a key advantage. The area has direct access to the
Jagorawi Toll Road and is connected to various public transportation modes such as TransJakarta Blok M
- Bogor route, Trans Pakuan Sentul City - Bogor route, and intercity buses. In the future, the presence of
the LRT Jabodebek will further expand connectivity to Jakarta and surrounding areas.

Located in a hilly area with good air quality index and extensive green open spaces, Sentul City offers a
healthier and more peaceful living experience compared to densely populated urban regions. The
continuously expanding educational, healthcare, and entertainment facilities further strengthen its
position as an integrated residential destination in the Greater Jakarta area.
