Uraian Informasi atau Fakta Material Bahwa berdasarkan Surat KSEI-11439/JKU/0526 perihal
Permintaan Dana Bunga Obligasi III Adhi Commuter Properti
Tahun 2023 Seri A-B Ke-10 (sepuluh) pada tanggal 20 Mei
2026, diinformasikan bahwa Perseroan saat ini Perseroan
belum dapat melakukan pembayaran atas permintaan dana
tersebut.
Dampak kejadian, informasi atau fakta Penundaan pembayaran bunga Obligasi III Adhi Commuter
material tersebut terhadap kegiatan Properti Tahun 2023 Seri A dan Seri B berpotensi
operasional, hukum, kondisi keuangan, menimbulkan konsekuensi sesuai dengan ketentuan yang
atau kelangsungan usaha Emiten atau diatur dalam Perjanjian Perwaliamanatan dan dokumen
Perusahaan Publik transaksi terkait, termasuk namun tidak terbatas pada
timbulnya hak-hak tertentu bagi pemegang obligasi dan/atau
pihak terkait lainnya.
Bagi pemegang obligasi, penundaan pembayaran bunga
mengakibatkan tertundanya penerimaan hak atas pembayaran
bunga yang seharusnya diterima pada tanggal pembayaran
yang telah ditetapkan. Perseroan juga saat ini terus
berkoordinasi dengan Credit Guarantee and Investment
Facility (CGIF) selaku penjamin Obligasi III Adhi Commuter
Properti Tahun 2023 Seri A dan Seri B sesuai mekanisme
yang diatur dalam dokumen penjaminan yang berlaku.
Perseroan akan terus menyampaikan perkembangan material
terkait penyelesaian kewajiban tersebut sesuai dengan
ketentuan peraturan perundang-undangan yang berlaku.

Type of Material Information or Facts Postponement of Interest Payments on Adhi Commuter
Properti Bonds III Series A and B
Description of Material Information or Based on KSEI Letter No. KSEI-11439/JKU/0526 regarding
Facts the Request for the 10th (tenth) Interest Payment Fund of Adhi
Commuter Properti Bonds III Year 2023 Series A-B dated 20
May 2026, it is hereby informed that the Company is currently
unable to fulfill the requested interest payment.
Impact of event, material information or The postponement of interest payments on Adhi Commuter
facts towards Issuers or Public Properti Bonds III Year 2023 Series A and Series B may give
Company’s operational activities, legal, rise to consequences in accordance with the provisions
financial condition, or going concern stipulated in the Trustee Agreement and related transaction
documents, including but not limited to the emergence of
certain rights for the bondholders and/or other relevant parties.
For bondholders, the postponement of the interest payment
results in a delay in the receipt of the interest payment that
was originally due on the scheduled payment date. The
Company is currently continuing to coordinate with Credit
Guarantee and Investment Facility (CGIF), as the guarantor of
Adhi Commuter Properti Bonds III Year 2023 Series A and
Series B, in accordance with the mechanism set forth in the
applicable guarantee documents. The Company will continue
to disclose any material developments relating to the
settlement of such obligations in compliance with the prevailing
laws and regulations.
