Jawaban Bapak Xaverius Nursalim: Pada waktu kita mengadakan IPO banyak pihak yang memberikan julukan kepada kita sebagai usaha yang unik, artinya pengembangan usaha kita di jalan tol yang kita semua tahu bahwa tol itu bebas hambatan, akan tetapi usaha kita ini bebas saingan. Kita juga melihat pada waktu .libur Lebaran kemarin begitu banyak kendaraan yang melakukan perjalanan mudik dan semuanya membutuhkan tempat istirahat. Sehingga hotel Swiss-Belexpress Rest Area kami mengalami peningkatan okupansi yang signifikan. Dengan kondisi bisnis kita yang tanpa saingan, pastinya kita optimis di tahun 2024 dan selanjutnya kita akan mendapatkan growth revenue yang sangat baik. Selain itu, hal lain yang menunjang pertumbuhan pendapatan kita adalah bahwa liabilitas kita sebesar Rp8 miliar akan lunas pada bulan April tahun 2025, hal itu membuat kita akan menanggung beban biaya pendanaan yang cukup rendah, sehingga kita optimis pada tahun 2024 ini kita bisa meraih keuntungan yang cukup banyak. Pohan: Kami optimis bahwa bisnis hotel di rest area akan semakin baik kedepannya, hal ini terbukti dengan mulai meningkatnya kesadaran para pengendara di jalan tol akan pentingnya istirahat. As a result, our Swiss- Belexpress Rest Area hotel experienced a significant increase in occupancy. With our business conditions without competition, we are certainly optimistic that in 2024 and beyond we will get very good revenue growth. Kalau boleh tahu capex tahun ini berapa dan untuk gpa saja, dan untuk sumber pendanaanya darimana, apa dari kas internal atau dari pihak ketiga? Jawaban Bapak Xaverius Nursalim: Pada tahun 2024 seperti yang sudah dipaparkan sebelumnya, bahwa investasi yang akan kita lakukan adalah pembangunan hotel ke-5. (lima) dan ke-6 (enam) milik kita yang keduanya akan berada di daerah Jawa Tengah. Yang pertama dan sedang dalam proses pembangunan adalah hotel xpress yang berlokasi di Rest Area Heritage Km 2608 Banjaratma milik PJ PP Sinergi Banjaratma. Dan yang kedua yang sedang tahap finalisasi perjanjian Kerjasama berada di lokasi Rest Area Km 379A Batang Semarang milik PT Jasa Marga Related Business. 2 (dua) investasi ini kita yakini akan membutuhkan dana masing-masing sebesar Rp12 hingga Rp12,5 miliar. Pada 2 hotel ini kita akan sedikit menambah fasilitas, yaitu kita membangun hotel dengan dilengkapi fasilitas business lounge dan kolam renang untuk di Km 2608. Tujuan penambahan fasilitas ini adalah untuk memberikan kenyamanan kepada para tamu yang kita semua tahu tidak semua pengendara punya waktu untuk bisa check in di hotel, jadi walaupun mereka mengantuk tetapi karena memburu waktu mereka tidak check-in, akan tetapi mereka hanya butuh istirahat sejenak. Maka dari itu kita siapkan Business Lounge untuk para pengendara yang hanya ingin beristirahat sejenak. Business Lounge ini nantinya akan mengadaptasi system Lounge yang berada di Airport, dan kita akan bekerja sama dengan salah satu Bank untuk memberikan fasilitas bagi yang menggunakan Kartu Kredit dengan Bank tertentu bisa free untuk 2 (dua) orang dan mereka bisa bebas untuk menyantap hidangan siap saji, kopi gratis, teh gratis, minuman ringan gratis, dll. And the second which is in the finalisation stage of the Cooperation agreement is located at the Rest Area Km 379A Batang Semarang owned by PT Jasa Marga Related Business. We believe that these 2 (two) investments will reguire funds of Rp12 to Rp12.5 billion each. In these 2 hotels we will add a liftle more faciliies, namely we build a hotel with business lounge and swimming pool facilities for Km 260B. The purpose of adding these facilities is to provide comfort to the guests who we all know not all drivers have time to be able to check in at the hotel, so even though they are sleepy but because of the time rush they don't check in, but they just need a short break. Therefore, we prepare a Business Lounge for riders who just want to take a short break. Bus mat PT PURI SENTUL PERMAI Tbk Business Lounge juga akan memiliki 2 (dua) ruang rapat, jadi apabila ada para pengendara jalan tol yang ingin mengadakan rapat tidak perlu lagi keluar tol, mereka bisa mengadakan rapat di ruang Lounge kita. Selain itu kita juga mempunyai rencana investasi di Kedaton8 Hotel Sentul, kita akan membangun Function Room/Ballroom, yang memiliki fasilitas 14 kamar hotel, ruang serbaguna, ruang rapat, ruang karaoke dan golf simulator. Investasi ini tidak menggunakan dana IPO, akan tetapi menggunakan cadangan sisa laba bersih tahun buku 2023 dan setelah kita melunasi sisa pinjaman, kita akan mengajukan pinjaman baru kurang lebih Rpl0 sampai Rp12 miliar untuk membangun Function Room/Ballroom ini. Target kita mungkin Baliroom ini akan selesai di awal 2025 dan kita harapkan sebelum lebaran sudah bisa digunakan. IV. Penutup Demikian laporan Paparan Publik kami sampaikan, terima kasih.
