 Description of Material Information or        The Company and Yayasan Intan Eduka have signed an
 Facts                                         amendment to Deed No. 43 dated 18 July 2025 in relation to
                                               the land lease agreement for the purpose of a build-operate-
                                               transfer.

                                               That the Amendment was implemented by taking into account
                                               the prudential principle from the parties in the form of business
                                               corrections to the lease value based on further due diligence
                                               or ongoing due diligence.

                                               Pursuant to the Amendment, the parties agreed to amend the
                                               land lease compensation value under the Agreement from
                                               originally IDR 86,965,140,000 (eighty-six billion nine hundred
                                               sixty-five million one hundred forty thousand Rupiah) to IDR
                                               19,325,063,776 (nineteen billion three hundred twenty-five
                                               million sixty-three thousand seven hundred seventy-six
                                               Rupiah).

                                               The amendment was made based on further joint evaluation of
                                               commercial and operational aspects, taking into consideration
                                               the actual requirements of the project and the optimization of
                                               the implementation structure, without altering the term of the
                                               Agreement or its principal rights and obligations. The initial
                                               value under the Agreement was determined based on
                                               development plan estimates at the time of execution and was
                                               subsequently adjusted following further technical assessments
                                               to align with prevailing project conditions.

                                               All other material provisions of the Agreement remain valid and
                                               binding upon the parties.

 Impact of event, material information or     The execution of the Amendment was not due to any default
 facts towards Issuers or Public              by either party and does not give rise to any legal dispute.
 Company’s operational activities, legal,
 financial condition, or going concern        The amendment to the contract value does not alter the
                                              principal rights and obligations of the parties and does not
                                              have a material impact on the Company's financial condition or
                                              business continuity. The cooperation continues to provide a
                                              positive contribution to the Company's revenue in line with the
                                              Company's business model in in the field of real estate leasing.

                                              The Amendment does not constitute a transaction subject to
                                              POJK No. 17/POJK.04/2020 regarding Material Transactions,
                                              as the transaction represents the Company's ordinary course
                                              of business activities intended to generate operating revenue
                                              and is conducted on a routine, recurring, and continuous basis.
