Uraian Informasi atau Fakta Material JAKARTA, 03 September 2024. Triniti Land akan
melaksanakan topping off untuk proyek rumah tapak dan ruko
di kawasan terpadu Marcs Boulevard seluas 23 hektar di
Batam pada tahun 2024. Proyek rumah tapak Triniti Land yang
ada di Batam, yakni Glenn The Hive mulai topping off secara
bertahap pada awal September 2024. Seiring dengan hal
tersebut, Triniti Land juga akan meluncurkan fase kedua Glenn
The Hive di Kawasan Terpadu Marcs Boulevard.
Jessica Andreanie, selaku Chief Operating Officer (COO)
Marcs Boulevard mengatakan, Marcs Boulevard merupakan
proyek Triniti Land yang terletak di pusat kota Batam. Dengan
lokasi yang sangat strategis, Glenn the Hive menawarkan
konsep rumah modern yang berkualitas baik dan nyaman bagi
penghuninya. Fase pertama dengan full furnished yang
memungkinkan konsumen untuk langsung huni. Kami juga
akan launching fase kedua Glenn The Hive di akhir tahun ini
dengan konsep yang berbeda, dengan harapan bisa
memenuhi kebutuhan konsumen.
Glenn The Hive merupakan proyek landed house dengan
desain mewah nan minimalis, 2,5 lantai luxury fully furnished
dengan standar GROHE dan King Koil yang dilengkapi
dengan beberapa fasilitas yang dibutuhkan seperti Smart
Home System (AC, Lampu, Doorbell dengan CCTV, Panic
Button controlled remotely), Club House, High Speed Internet,
dan juga Pet Friendly Area. Glenn The Hive juga diperlengkapi
underground utilities dengan selokan yang tertutup dan tak
berbau dengan manajemen utilitas berupa kabel, dan saluran
air yang berada di bawah tanah yang menjadikan kawasan ini
lebih teratur.
Proyek Glenn The Hive memiliki konsep unik lantaran master
plan Marcs Boulevard didesain oleh AECOM yang merupakan
World Infrastructure Firm yang turut mendesain Resort World
Sentosa, Marina Bay & Greater Southern Waterfront, dan
Miami World Center. Bersama arsitek ternama Indonesia,
Denny Gondo Marcs Boulevard menyatukan konsep alam dan
fungsional, sehingga tetap memberikan kenyamanan dan
kemewahan di dalam rumah.
Progress Pembangunan Paul Lane
Tak Cuma Glenn The Hive, Triniti Land juga akan melakukan
topping off proyek rukonya yakni Paul Lane Business Loft
secara bertahap yang dimulai pada bulan Desember 2024.
Paul Lane Business Loft sendiri merupakan ruko eksklusif
yang dibanderol dengan harga mulai dari Rp 3 miliar, Paul
Lane Business Loft menawarkan 24 unit shophouse eksklusif
yang dilengkapi dengan balkon dengan pemandangan laut
Batam.
Ruko ini juga dilengkapi dengan koridor dengan tangga yang
menjadi akses baik bagi tenant maupun pengunjung ke lantai
2 dan 3. Tak cuma tangga di luar saja, akses ke lantai 2 dan 3
juga dapat dilalui lewat tangga di dalam gedung. Akses
terpisah ini memungkinkan satu unit ruko dapat disewa atau
digunakan oleh beberapa tenant. Paul Lane Business Loft juga
memiliki akses jalan utama dengan row 35 meter, berdekatan
dengan Shopping Mall, Ocarina Theme Park, Food Court Pasir
Putih dan juga Fresh Market. Shophouse ini juga memiliki area
parkir cukup luas dengan row 12 meter.

Description of Material Information or JAKARTA, September 3, 2024. Triniti Land will be conducting
Facts the topping off for its landed house and shophouse project at
Marcs Boulevard, a 23-hectare integrated development in
Batam, in 2024. The Glenn The Hive landed house project in
Batam will commence topping off in stages in early September
2024. Concurrently, Triniti Land will also launch the second
phase of Glenn The Hive at Marcs Boulevard.
Jessica Andreanie, Chief Operating Officer (COO) of Marcs
Boulevard, stated, Marcs Boulevard is a Triniti Land project
located in the heart of Batam. With its highly strategic location,
Glenn The Hive offers a modern and high-quality residential
concept that is comfortable for its residents. The first phase
features fully furnished units allowing consumers to move in
immediately. We will also launch the second phase of Glenn
The Hive at the end of this year with a different concept,
aiming to meet consumer needs.
Glenn The Hive is a luxury landed house project with a
minimalist design, featuring 2.5-story luxury fully furnished
homes with GROHE and King Koil standards. The homes
include essential facilities such as a Smart Home System (AC,
lighting, doorbell with CCTV, panic button controlled remotely),
Club House, high-speed internet, and a pet-friendly area. The
project also features underground utilities with closed and
odorless drains, managing utilities such as cables and water
channels underground, creating a more organized
environment.
The unique concept of Glenn The Hive is due to the Marcs
Boulevard master plan designed by AECOM, a World
Infrastructure Firm known for its work on Resort World
Sentosa, Marina Bay & Greater Southern Waterfront, and
Miami World Center. Together with renowned Indonesian
architect Denny Gondo, Marcs Boulevard blends natural and
functional concepts, providing comfort and luxury within the
homes.
Paul Lane Business Loft Development Progress
In addition to Glenn The Hive, Triniti Land will also conduct the
topping off of its shophouse project, Paul Lane Business Loft,
in stages starting December 2024. Paul Lane Business Loft is
an exclusive shophouse project priced from IDR 3 billion,
offering 24 units of shophouses with balconies and views of
Batams sea.
The shophouses feature a corridor with stairs providing access
for both tenants and visitors to the 2nd and 3rd floors. In
addition to the external stairs, there are internal stairs to the
2nd and 3rd floors, allowing a single unit to be rented or used
by multiple tenants. Paul Lane Business Loft also has a main
road access with a 35-meter row, close to shopping malls,
Ocarina Theme Park, Pasir Putih Food Court, and Fresh
Market. The shophouse also includes ample parking with a 12-
meter row.

Both Glenn The Hive and Paul Lane Business Loft are
strategically located in Marcs Boulevard, just 45 minutes from
Singapore by ferry. Additionally, Marcs Boulevard is supported
by Batams key facilities such as hospitals, international
schools, international airport, and ferry terminals, all within 2 to
15 minutes from the project. Triniti Land also continues to
provide convenience in purchasing landed houses in Batam.
