Uraian Informasi atau Fakta Material - Tiga bisnis utama SSIA diperkirakan akan berkinerja sangat
baik pada tahun 2024, menyusul pemulihan dari pandemi
COVID19 tahun 2020 sampai 2022 dan hasil positif Pemilu
Indonesia 2024, khususnya dalam penjualan lahan Industri,
yang menunjukkan siklus naik seperti tahun 2010 sampai
2011.
- SSIA melihat minat yang luar biasa, terutama dari China, di
Suryacipta City of Industry, Karawang serta pengembangan
Industrial Green City terbaru SSIA, Subang Smartpolitan.
- Minat yang luar biasa ini mendorong Perusahaan untuk
menaikkan target penjualan pemasaran FY24 untuk
Suryacipta City of Industry Karawang dan Subang
Smartpolitan dari 65 hektar menjadi 184 hektar (atau nilai
penjualan setara Rp2,2 triliun). Dengan asumsi penjualan
pemasaran tercapai dan dibukukan tahun ini, pendapatan
konsolidasi SSIA FY24 diperkirakan akan meningkat sebesar
kurang lebih 23% menjadi Rp5,6 triliun, dengan laba bersih
naik kurang lebih 182% menjadi Rp500 miliar.
- Pada 30 April 2024, Subang Smartpolitan "Green, Smart, and
Sustainable City", sebuah kawasan terpadu untuk area industri
dan komersial di Indonesia dengan bangga menyambut BYD,
salah satu pelopor global dalam industri kendaraan listrik (EV),
sebagai salah satu tenant utama. Pendirian pabrik EV oleh
BYD di Subang Smartpolitan menandai langkah penting dalam
mendorong mobilitas berkelanjutan di Indonesia dan kawasan
Asia Tenggara. BYD menjadi penyewa terbesar pertama di
kawasan tersebut dengan menempati area lebih dari 108
hektar. Ini menandai pencapaian monumental bagi Subang
Smartpolitan, khususnya dalam penjualan lahan industri.
- Dengan Subang Smartpolitan, pertumbuhan jangka pendek
dan menengah SSIA masih bergantung pada pemain global di
bidang manufaktur, teknologi, dan lembaga R&D. Sementara
dalam jangka panjang, infrastruktur Subang Smartpolitan akan
berkontribusi pada pertumbuhan Perusahaan melalui layanan
yang diberikannya kepada penyewa dan masyarakat, seperti
air, pengelolaan air limbah, pengelolaan limbah, energi, gas,
jalan tol, dan layanan telekomunikasi. Semua ini akan
berkontribusi signifikan terhadap recurring income
Perusahaan.

Description of Material Information or - SSIA three main businesses are expected to perform
Facts exceptionally well in 2024, following a recovery from the
COVID 19 pandemic in 2020 until 2022 and the positive results
of Indonesian Election in 2024, particularly in Industrial land
sales, which show a similar upcycle to 2010 until 2011 levels.
- SSIA is seeing tremendous interest, particularly from China,
in Suryacipta City of Industry, Karawang as well as Subang
Smartpolitan, as SSIA most recent Industrial Green City
development.
- These interests drove the Company to raise its FY24
marketing sales targets for Suryacipta City of Industry
Karawang and Subang Smartpolitan from 65 hectares to 184
hectares (or Rp2.2 trillion in sales value). Assuming the
marketing sales are achieved and booked this year, the
consolidated FY24 of SSIA revenue is expected to increase by
approximately 23% to Rp5.6 trillion, with a net profit up by
approximately 182% to Rp500 billion.
- On 30 April 2024, Subang Smartpolitan Green, Smart, and
Sustainable City, an integrated township for industrial and
commercial areas in Indonesia is proud to welcome BYD, one
of the global pioneers in the electric vehicle (EV) industry, as
its newest anchor tenant. The establishment of an EV plant by
BYD in Subang Smartpolitan marks an important step in
driving sustainable mobility in Indonesia and the Southeast
Asia region. BYD became the first largest tenant in the estate
by occupying an area of over 108 hectares. This marks a
monumental achievement for Subang Smartpolitan, especially
in industrial land sales.
- With Subang Smartpolitan, short and medium term growth
trajectory continues to rely on global players in manufacturing,
technology, and R&D institutions. While in the long run,
Subang Smartpolitan infrastructure will contribute to growth of
the Company through the services it provides to its tenants
and the public, such as water, wastewater, waste
management, energy, gas, toll road, and telecommunications
services, all of which will contribute significantly to the
Company's recurring revenue.
