1Q26 Results – Back on Track with Renewed Momentum
PT Surya Semesta Internusa Tbk (“SSIA”) 1Q26 Financial Highlights
• SSIA recorded consolidated revenue of Rp 1,446.0 billion in 1Q26, marking a strong 35.0%
year-on-year increase and signaling a return to its growth trajectory. The performance
was primarily driven by an outstanding contribution from the property segment, which
surged 202.1% to Rp 494.9 billion. The hospitality segment also demonstrated solid
momentum, growing 59.2% year-on-year to Rp 162.5 billion, reflecting continued
recovery and improved demand. Meanwhile, the construction segment generated Rp
835.5 billion in revenue, experiencing a slight softening during the quarter. This was
largely attributed to the Eid al-Fitr holiday period in March, which temporarily slowed
project execution, revenue recognition, and work in progress activities
• Following a strong wind from revenue growth, SSIA’s gross profit also recorded a stellar
increase with 125.1% growth with Rp 451.9 billion in 1Q26. Our property segment led this
quarter growth with 295.9% growth with gross profit reaching out Rp 273.9 billion,
followed by hospitality segment with total growth of 75.7% reaching out of Rp 83.9 billion
and construction segment still recorded a modest growth with 5.9% growth reaching out
of Rp 98.8 billion.
• SSIA’s EBITDA in 1Q26 has surpassed the FY25’s figure resulting of Rp 271.8 billion or grew
by 649.0% compared to last year figure. The property segment EBITDA still dominating as
the main driver amounting of Rp 240.7 billion, followed by construction segment with Rp
64.7 billion and hospitality segment recorded a negative EBTIDA with Rp 9.0 billion due
to Paradisus by Melia Bali was opened in February 2026.
• SSIA stood tall in the bottom line with recorded a net income amounting of Rp 89.0 billion
in 1Q26. Supported from the property segment with Rp 196.1 billion net profit, followed
by construction segment with Rp 40.1 billion and hospitality segment recorded a net loss
of Rp 59.4 billion in 1Q26. However, this is aligned with our projection that the hospitality
business segment will run smoothly and generating more income in the rest of 2026.
• The Company cash position in 1Q26 was Rp 1,140.9 billion decreased by 19.9% from Rp
1,424.8 billion in FY25. This was mainly driven by interest payments for Paradisus by Melia
Bali renovation and land development costs.
• Interest-bearing debt was Rp 2,350.6 billion in 1Q26, a 7.4% increase from Rp 2,189.2
billion in FY25. The 1Q26 debt/equity (gearing) ratio was 28.5%.

Property
• SSIA’s property segment recorded revenue of Rp 494.9 billion in 1Q26 with a solid growth of
202.1% compared to last year. This was primarily driven by higher accounting bookings
recognized in 1Q26, totaling 21.2 hectares and Rp 406.0 billion (compared to 6.1 hectares and
Rp 78.9 billion in 1Q25). Meanwhile, recurring income from the property segment reached
Rp 88.9 billion in 1Q26. We expect our recurring income from the property segment will
gradually increase due to several new tenants open in the beginning of 2026 especially from
Subang Smartpolitan.
• In 1Q26, PT Suryacipta Swadaya (SCS) recorded industrial land marketing sales of 8.2 hectares
valued at Rp 169.1 billion from Suryacipta Karawang and Subang Smartpolitan inventory land,
a 105.0% increase from 4.0 hectares (Rp 88.0 billion) in 1Q25. We expect that inquiries for
land will continue improving for the rest of the year.
• SCS land sales backlog as of 1Q26 stood at Rp 727.4 billion, representing 46.3 hectares of
land. Of this, 35.6 hectares were booked in April 2026, amounting to Rp 524.1 billion.
Construction
• PT Nusa Raya Cipta Tbk ("NRCA"), SSIA's construction unit, reported consolidated revenue of
Rp 837.8 billion for 1Q26. Its revenue contracted by 5.8% YoY from Rp889.5 billion. It also
earned Rp 39.9 billion in net profit from January to March 2026, decreased by 5.0% from Rp
42.0 billion in 1Q25.
• NRCA secured new contract for Rp 893.5 billion in 1Q26, increased by 29.9% from Rp 687.8
billion in 1Q25.
• Main projects obtained in 1Q26 were Pou Chen Factory Pekalongan, Lampung City Mall Phase
2, New Malio Hotel Hayam Wuruk Jakarta, Saint Carolus Hospital Gading Serpong, and Little
Sun School Surabaya.
Hospitality
• The SSIA hospitality business unit generated revenue of Rp 162.5 billion in 1Q26, a 59.2%
increased from last year’s figure. This was mainly due to strong pick up rate in the first quarter
in all of our hotels. Since commencing operations on 1 February 2026, Paradisus by Meliá Bali
has contributed approximately 26% of total 1Q26 hospitality revenue.
• Gran Meliá Jakarta (GMJ) recorded an occupancy rate of 38.8% in 1Q26, compared to 37.1%
in 1Q25. Meanwhile, the average room rate (ARR) increased to Rp 1,512 in 1Q26, up from Rp
1,330 in 1Q25, supported by more corporate account in this quarter to deliver ramping up in
terms of ARR.
• Umana Bali, LXR Hotels & Resorts (LXR) achieved an occupancy rate of 40.5% in 1Q26, slightly
decrease from 40.8% in 1Q25, driven by strong heavy rainfall in early first quarter made
tourism visitor slightly lower compared to previous year. However, Umana Bali ARR also
improved to Rp 10,298K in 1Q26, compared to Rp 8,995K in 1Q25.
• BATIQA Hotels, comprising seven locations, recorded an occupancy rate of 67,7% and an ARR

of Rp 451,064 in 1Q26. This compares to an ARR of Rp 383,146 in 1Q25 and an occupancy
rate of 63.5% in 1Q25.
• SSIA’s digital platform, Travelio.com, an innovative online rental property company that
offers short, medium, and long-term rental options for apartments and houses in 15 key cities
around Indonesia. Supported by investment companies Temasek Holding's Pavillion Capital
in Singapore, Mirae Asset, Samsung Ventures and Gobi Partners. In 1Q26, Travelio achieved
a c.11% increase in Gross Merchandise Value (GMV) YoY and aims to grow c.11% by the end
of 2026. In 1Q26, Travelio, as the largest private residence management platform in
Indonesia, is exclusively managing 16,129 apartment units and is expected to reach over
16,800 units by end of 2026.
