Uraian Informasi atau Fakta Material - SSIA mengumumkan bahwa mencatat pencapaian yang kuat
pada FY23 di seluruh tiga segmen bisnis utama (properti,
konstruksi, dan perhotelan).
- Pendapatan bersih SSIA pada kuartal IV 2023 meningkat
sebesar 627,5% secara kuartal ke kuartal menjadi Rp200,3
miliar dari Rp27,5 miliar pada kuartal III 2023. Didorong oleh
peningkatan pendapatan bersih dari segmen properti sebesar
2.796,7% menjadi Rp233,6 miliar dari Rp8,1 miliar pada
kuartal III 2023.
- PT Suryacipta Swadaya (SCS), bisnis utama Perusahaan,
mengalami pemulihan yang luar biasa di sektor properti. Pada
FY23, SCS berhasil menutup penjualan pemasaran sebesar
20,5 hektar (Rp391,8 miliar) dari tanah inventaris Suryacipta
Karawang dan Subang Smartpolitan, meningkat 70,9% dari
penjualan FY22 sebesar 12,0 hektar (Rp222,2 miliar). Saat ini,
SCS memiliki backlog sebesar 4,0 hektar senilai Rp69,9 miliar.
Meskipun SCS tidak mencapai target penjualan tanah FY23
(30ha dari Karawang, 60ha dari Subang), SSIA melihat minat
yang luar biasa, terutama dari China, di Kota Industri
Suryacipta, Karawang, serta Subang Smartpolitan,
pengembangan kota hijau industri terbaru SSIA. Perusahaan
percaya bahwa minat ini akan membawa SSIA mencapai
target penjualan pemasaran untuk Kota Industri Suryacipta
Karawang dan Subang Smartpolitan, masing-masing sebesar
20 hektar dan 45 hektar pada tahun 2024.
- Unit bisnis konstruksi SSIA, PT Nusa Raya Cipta Tbk
(NRCA), berhasil mengamankan kontrak baru senilai
Rp2.924,7 miliar pada FY23, naik 24,3% dari Rp2.352,3 miliar
pada FY22.
- Sementara itu, pertumbuhan pada segmen perhotelan
sebagian besar didorong oleh Melia Bali Hotel (pendapatan
naik 72,7% YoY), yang mengalami peningkatan pesat pasca
pandemi yang melebihi tingkat pra-pandemi. Sementara itu,
Umana Bali, LXR Hotels & Resorts, baru saja berganti merek,
dan sebagian besar renovasi telah selesai pada November
2023.
- Tiga bisnis utama SSIA diharapkan akan berperforma sangat
baik pada tahun 2024, menyusul pemulihan dari pandemi
COVID-19 pada tahun 2020 - 2022 dan hasil positif Pemilihan
Umum Indonesia pada tahun 2024, terutama dalam penjualan
kawasan industri, yang menunjukkan siklus positif seperti
kisaran tahun 2010-2011.

Description of Material Information or - We are very pleased to announce that SSIA posted
Facts strong accomplishments in FY23 across all three key business
segments (property, construction, and hospitality).
- SSIA Q4 2023 net income increased by 627.5 persen
QoQ to Rp200.3 billion from Rp27.5 billion in Q3 2023. Driven
by property net income improved by 2,796.7 persen to Rp233.
6 billion from Rp8.1 billion in Q3 2023.
- PT Suryacipta Swadaya (SCS), the Companys main
business, experienced an excellent rebound in the property
sector. In FY23, SCS closed 20.5 hectares (Rp391.8 billion) of
marketing sales from Suryacipta Karawang and Subang
Smartpolitan inventory land, a 70.9 persen increase from FY22
sales of 12.0 hectares (Rp222.2 billion). SCS now has a 4.0
hectare backlog of Rp69.9 billion. Despite SCS missed its
FY23 land sales target (30ha from Karawang, 60ha from
Subang), SSIA is seeing tremendous interest, particularly from
China, in Suryacipita City of Industry, Karawang as well as
Subang Smartpolitan, SSIAs most recent Industrial Green City
development. The Company believes that these interests will
lead to SSIA achieving its marketing sales targets for
Suryacipta City of Industry Karawang and Subang
Smartpolitan, of 20 hectares and 45 hectares in 2024,
respectively.
- SSIAs construction business unit, PT Nusa Raya
Cipta Tbk (NRCA), secured new contracts for Rp2,924.7 billion
in FY23, up 24.3 persen from Rp2,352.3 billion in FY22.
- Meanwhile, growth in the hospitality segment is
predominantly driven by Melia Bali Hotel (revenue up 72.7
persen YoY), which saw a postpandemic boom that exceeded
prepandemic levels. Meanwhile, Umana Bali, LXR Hotels &
Resorts, has just rebranded, and most of the renovations have
completed in November 2023.
- SSIA three main businesses are expected to perform
exceptionally well in 2024, following a recovery from the
COVID19 pandemic in 2020 until 2022 and the positive results
of Indonesian Election in 2024, particularly in Industrial land
sales, which show a similar upcycle to 2010 until 2011 levels.
