On 18 February 2026, PT Citra Cito Perkasa (“CCP”), a subsidiary of
the Company, entered into a Conditional Sale and Purchase
Agreement of Building Rights with PT Matahari Putra Prima Tbk
(“MPPA”), pursuant to which MPPA intends to purchase a multi-
storey building constructed on jointly owned land, comprising strata
title units with a total area of 16.138,06 sqm, located in Dukuh
Menanggal Sub-District, Gayungan District, under the following
Certificates of Ownership of Strata Title Units (“SHMSRS”) as follows:

 a. SHMSRS No. 00043;
 b. SHMSRS No. 00044;
 c. SHMSRS No. 00294;
 d. SHMSRS No. 00295;
 e. SHMSRS No. 00296;
 f. SHMSRS No. 00297;
 g. SHMSRS No. 00298;
 h. SHMSRS No. 00299;
 i. SHMSRS No. 00300;
 j. SHMSRS No. 00956;
 k. SHMSRS No. 00957;
 l. SHMSRS No. 00958;
 m. SHMSRS No. 00959;
 n. SHMSRS No. 01495; and
 o. SHMSRS No. 01496.

                                      owned by CCP, for a purchase price of IDR 351,500,000,000 (three
                                      hundred fifty-one billion five hundred million Rupiah), excluding
                                      Value Added Tax (the “Agreement”).

                                      Pursuant to the Agreement, the completion of the building purchase
                                      is subject to the completion of several conditions by relevant parties.
